Overview
The CSA Pre-Construction Manager is responsible for managing all civil, structural, and architectural aspects of a project during the pre-construction phase. This includes coordinating design development, supporting cost estimation, identifying construction risks, and collaborating with internal and external stakeholders to ensure a smooth transition into the construction phase.
Design Management
* Review and coordinate CSA design drawings and specifications.
* Liaise with design consultants to ensure designs are feasible, cost-effective, and aligned with project requirements.
* Manage value engineering efforts to optimise CSA design.
Pre-Construction Planning
* Lead CSA scope development and define work packages.
* Coordinate technical input for tendering and procurement.
* Support the development of pre-construction schedules and phasing plans.
Budget & Costing
* Provide technical input to the estimating team for CSA packages.
* Identify cost-saving opportunities and evaluate contractor bids for completeness and accuracy.
* Track and manage design changes that impact CSA cost.
* Identify design, site, and programme risks related to CSA scope and propose mitigation strategies.
* Conduct constructability reviews to ensure efficient buildability of CSA works.
Stakeholder Coordination
* Interface with clients, consultants, subcontractors, and internal teams.
* Support procurement by reviewing and selecting CSA subcontractors and suppliers.
* Coordinate with MEP and other disciplines to ensure integration of design and site works.
Handover to Construction
* Ensure all technical and design documentation is complete and issued for construction.
* Provide ongoing technical support as construction begins.
Key Skills & Qualifications
* Degree in Civil Engineering, Structural Engineering, Construction Management or related field.
* 8+ years of experience in CSA or general construction, with at least 3 years in a pre-construction or design coordination role.
* Previous experience on large-scale projects (e.g. data centres, commercial, pharma, or infrastructure).
* Chartered Engineer (CEng) or working toward chartership.
* Experience working with international clients or in regulated industries (e.g., pharmaceuticals, data centres).
* Knowledge of relevant Irish and EU building codes and regulations.
