Job Description: Property SurveyorResponsible To: Surveying Team Leader / Property Services ManagerLocation: Dublin / Cork / Galway / DundalkContract: Full Time PermanentJob Summary:As Property Surveyor your role is ensuring that Tuath's homes are safe, well-maintained, legally compliant and fit for residents to live in. This role combines technical inspection, project management, budgeting and regulatory compliance with a strong focus on social housing standards.The following list is typical of the level of duties which the post holder is expected to perform or be responsible for. It is not necessarily exhaustive and other duties of a similar type and level may be expected from time to time. The post holder will be responsible for a combination of the objectives described below and annual KPIs dependent upon the requirements of the organisation.KEY RESPONSIBILITIES (Functional):Property Inspections and SurveysConduct inspections of housing stock that includes pre and post inspections and identify issues such as:Structural defects.Damp and mould.Disrepair or unsafe features.Defect Analysis.Fire Safety compliance matters.Non-compliance with relevant standards.Prepare reports and maintenance schedules.Liaise and update relevant stake holders such as Local Authorities.Technical Due Diligence ServicesTechnical inspections and reports on property acquisitions.Review of Safety File information and conveyancing documents.Engage and supervise specialist support services as required.Scheme appraisals prior to acquisition.Reactive MaintenanceOversee responsive repairs for urgent issues (e.g. leaks, fire incidents, electrical faults).Oversee Major Works repairs.Review of works to ensure value for money.Dilapidations.Liaise with contractors, customers and internal teams.Project and Contract ManagementManage refurbishment or improvement projects, including:Writing specifications.Tendering and procuring works.Monitoring performance and quality of contractors.Ensure works are completed on time, on budget and to standard.Health, Safety and CompliancePrepare for audits, building safety inspections and respond to compliance failures.Budgeting and Asset ManagementContribute to asset management strategies (long-term planning for housing stock condition).Prepare cost estimates for repairs, upgrades, or major works.Work with finance teams to manage budgets.Interaction and SupportManage property relates complaints and RTB casesExplain planned works, timelines, and disruptions to residents.Adaptation support and advice.Collaborate with internal teams on property, compliance and regulatory matters.Liaise with OMC's, Local Authorities, Residents and other stakeholders.Handle sensitive cases involving vulnerable residents.KEY RESPONSIBIITIES (Organisational):Adopt a collaborative and supportive approach, maintaining up to date professional knowledge and providing advice and assistance to colleagues as required.Provide statistical data, information and testimonials when required.In all aspects of the company's work, promote effective communications, excellence in customer service and a focus on continuous improvement.Be pro-active in the development and maintaining of strong networks and relationships with colleagues and in other organisations and agencies, to ensure excellence in service delivery.Health and Safety ResponsibilityTo conduct all activities in a manner which is safe to yourself and others.
