Role:
The Estimator is responsible for preparing accurate and competitive cost estimates for construction projects from early design stage through to tender submission. Working closely with the commercial, design, and construction teams, the Estimator plays a key role in ensuring projects are priced correctly and commercially viable.
This is a senior, experience-led role requiring a strong understanding of construction methodology, commercial risk, and tender strategy, with the ability to work independently and take ownership of the estimating process.
The role involves reviewing drawings and specifications, measuring quantities, obtaining subcontractor and supplier pricing, and preparing detailed tender submissions. The Estimator will contribute to value engineering, risk assessment, and commercial strategy to support successful project delivery.
Key Responsibilities
Tendering & Cost Estimating
* Review tender documentation including drawings, specifications, and bills of quantities
* Prepare accurate cost estimates for labour, materials, plant, preliminaries, and subcontract packages
* Measure quantities from drawings and specifications where required
* Develop detailed pricing breakdowns and cost plans
* Prepare full BOQ using excel and cost coding of same
Subcontractor & Supplier Pricing
* Prepare and issue subcontract and supplier enquiries
* Analyse and compare subcontractor and supplier quotations
* Liaise with subcontractors and suppliers to clarify scope, pricing, and programme
* Ensure pricing aligns with project requirements and commercial strategy
Commercial & Design Input
* Assist with value engineering and cost-saving initiatives during tender and pre-construction stages
* Identify commercial risks and opportunities within tender submissions
* Work with design teams to assess buildability and cost implications of design changes
* Contribute to tender review meetings and commercial sign-off processes
Tender Submissions & Handover
* Prepare and compile tender submissions in line with deadlines
* Ensure all pricing, clarifications, and assumptions are clearly documented
* Support negotiations with clients and consultants during the tender process
* Handover successful tenders to the commercial and project teams, including budgets and assumptions
Reporting & Administration
* Maintain accurate estimating records, cost data, and pricing benchmarks
* Update estimating databases and historic cost information
* Support continuous improvement of estimating processes and procedures
Qualifications & Experience
* Minimum of 5-year experience dealing with residential building in Ireland
* Experience in an Estimator or Assistant Estimator role within the construction industry
* Strong understanding of construction methods, materials, and pricing
* Ability to read and interpret construction drawings and specifications
* Strong numerical, analytical, and organisational skills
* Excellent communication skills with the ability to liaise with subcontractors and internal teams
* Degree or qualification in Construction Management, Quantity Surveying, or related discipline (desirable)
