Job Description: Voids Surveyor Responsible To: Voids Team LeaderResponsible For: N/ALocation: Dublin/ Cork/ GalwayContract: Full Time PermanentPlease note that this role is open to applicants for our Cork, Dublin or Galway offices.Job Summary:As Voids Surveyor your role is to manage and coordinate the inspection, specification, and delivery of repair, maintenance, and refurbishment works to void (empty) properties, ensuring they meet the association's re-letting standards in a cost-effective and timely manner. The role is central to minimising void turnaround times and ensuring homes are safe, compliant, and ready for new customers.The following list is typical of the level of duties which the post holder is expected to perform or be responsible for. It is not necessarily exhaustive and other duties of a similar type and level may be expected from time to time. The post holder will be responsible for a combination of the objectives described below and annual KPIs dependent upon the requirements of the organisation.KEY RESPONSIBILITIES (Functional):Voids Property Inspections To ensure that via the Voids Surveyor that inspections of housing stock that is empty and issues identified to remediation such as:Structural defects.Damp and mould.Disrepair or unsafe features.Defects.Non-compliance with relevant standards.Carry out pre-void and post-void inspections to assess the condition of properties.Identify and record repair, maintenance, or improvement works required.Produce detailed works specifications and cost estimates in line with standard schedules of rates.Works ManagementInstruct and oversee contractors to complete void works to agreed standards, budgets, and timescales.Monitor progress and quality of work through site visits and inspections.Authorise variations and ensure compliance with contract terms and technical standards.To be responsible for compiling the 'void pack' ready for handover to the lettings team with all relevant certifications.To provide weekly progress reportsMedical AdaptationsWorking in partnership with incoming customers and/or their representatives to ensure that relevant adaptations are carried out in preparation for lettings.Responsibility for keeping customers up-to-date on progress in relation to adaptation works.Carrying out surveys / feasibility studies on adaptation solutions.Undertaking pre and post inspections of adaptation work recommended by Occupational Therapists and other relevant parties.Liaising with Local Authority and Occupational Therapists (or other relevant advisors), contractors and tenants before, during and after completion of the work.Updating the information from inspections and surveys using a Building Asset Database.Health, Safety and ComplianceEnsure void works comply with statutory and regulatory requirements (e.g., H&S, fire safety, gas, electrical, asbestos).Identify and report any potential hazards or safeguarding issues.Maintain accurate H&S documentation and risk assessments.Budget and Performance ControlManage budgets for void works, ensuring value for money and adherence to procurement rules.Work with finance and asset teams to forecast and report expenditure.Help reduce average re-let times through efficient management and coordination.Stakeholder CoordinationLiaise with housing officers, lettings teams, contractors, and customers to ensure smooth handovers.Communicate clearly regarding expected timescales and standards.Support strategic asset management and stock condition data updates.Data and ReportingMaintain accurate records of inspections, specifications, and completed works.Update property databases, asset management systems, and compliance registers.Provide performance reports on void turnaround, quality, and cost. KEY RESPONSIBILITIES (Organisational): Provide input into the Operational plans.Adopt a collaborative and supportive approach, maintaining up to date professional knowledge and providing advice and assistance to colleagues as required.Provide statistical data, information, and testimonials for annual report.In all aspects of the company's work, promote effective communications, excellence in customer service, and a focus on continuous improvement.Be pro-active in the development and maintaining of strong networks and relationships with colleagues and in other organisations and agencies, to ensure excellence in service delivery.Health and Safety ResponsibilityTo conduct all activities in a manner which is safe to yourself and others.
