Senior Project Manager (Residential)Location:Waterford, Ireland (Site-based across two locations)Reporting to:Construction DirectorRole Type:Full-Time, PermanentExecutive SummaryWe are seeking a highly experienced and commercially astute Senior Project Manager to lead the delivery of two major residential developments in the Waterford area. This is a critical leadership role responsible for the full project lifecycle—from initial site mobilization through to final handover and snagging. The successful candidate will ensure both schemes are delivered safely, on schedule, and within budget, while maintaining the highest standards of build quality.Key ResponsibilitiesProject Leadership & DeliveryMulti-Site Management: Provide strategic oversight and daily operational management for two large-scale housing developments (approx. 100+ units per site).Programming: Develop, monitor, and update master project programs using MS Project or similar software; ensure all milestones and "first fix" to "handover" targets are met.Quality Control: Implement rigorous quality management systems to ensure all dwellings meet BCAR (Building Control Amendment Regulations) and internal brand standards.Commercial & Financial ManagementBudgetary Oversight: Work closely with the Quantity Surveying team to manage project costs, variations, and monthly valuations.Procurement: Assist in the selection and management of sub-contractors, ensuring all appointments are commercially viable and technically competent.Resource Allocation: Optimize the use of labor, plant, and materials across both sites to maximize efficiency.Compliance & SafetyHealth & Safety: Act as the primary champion for Health & Safety on-site, ensuring 100% compliance with HSA regulations and maintaining a zero-harm culture.Statutory Approvals: Manage the BCAR process, liaising with Assigned Certifiers, Local Authorities, and utility providers (ESB, Irish Water, etc.) for timely connections and certifications.Stakeholder ManagementLeadership: Directly manage Site Managers, Engineers, and Foreman, providing mentorship and performance management.Communication: Act as the primary point of contact for architects, consultants, and local stakeholders.Reporting: Provide weekly progress reports to the Construction Director regarding program status, commercial risks, and safety performance.Candidate ProfileExperience & Qualifications:Proven Track Record: Minimum 10+ years of experience in residential construction, with at least 5 years in a Project Management or Senior Site Management capacity.Large-Scale Experience: Demonstrable experience delivering large-scale housing schemes (Traditional Build/Timber Frame).Education: Degree in Construction Management, Civil Engineering, or a related discipline.Technical Knowledge: Deep understanding of Irish Building Regulations, Health & Safety legislation, and BCAR requirements.Core Skills:Strong leadership and negotiation skills.Exceptional problem-solving abilities and a "results-driven" mindset.Proficiency in project management software and Microsoft Office.Full, clean driving license.The OfferCompetitive salary commensurate with experience.Performance-related bonus scheme.Company vehicle or car allowance.Pension scheme and health insurance.The opportunity to work with a leading developer during a period of significant growth in the South East.Please share a copy of your latest CV if you would be interested in this type of role
