A prominent Irish real estate asset manager is hiring a Property Manager to oversee a key retail-led, mixed-use asset in Galway, alongside a wider portfolio of commercial properties. This is an excellent opportunity for an experienced property professional to manage day-to-day operations, tenant relations, and financial performance of high-traffic, multi-tenanted assets.
This busy, two-storey mixed-use scheme comprises over 40 retail, office, and medical units, offering a diverse tenant mix including fashion, food, beauty, postal services, and healthcare. Situated in a prominent suburban village location, the centre is a central hub for community activity and business engagement, making it an ideal location for footfall-focused operators.
- Operational & Facilities Management:
Manage the daily operations of the primary Galway asset and additional portfolio properties. Ensure cleanliness, safety, and presentation standards are consistently met. Coordinate facilities staff and service providers to deliver seamless property services.
- Tenant & Stakeholder Engagement: Serve as the first point of contact for tenants. Manage day-to-day queries, lease obligations, and maintenance issues. Foster strong working relationships with tenants, service providers, local authorities, and internal teams. Conduct site inspections and tenant engagement meetings.
- Lease Administration & Budget Control: Prepare and manage property budgets, rent collection, service charges, and forecasts. Monitor arrears and oversee lease compliance, including renewals and legal milestones, in conjunction with finance and legal teams.
- Compliance & Risk Oversight: Ensure full compliance with statutory obligations including health & safety, fire safety, and insurance. Maintain up-to-date knowledge of regulations to ensure portfolio-wide compliance.
- Capital Works & Sustainability: Support or lead on capex upgrades, refurbishments, and ESG/sustainability initiatives. Provide input into strategic asset improvement plans that enhance long-term value.
