THE ROLE
Lead a flagship 3-year residential development in Athlone as a Senior QS. You will have full commercial ownership, managing a dedicated team including a Junior and Student QS. While Townmore operates nationally, this role is strictly focused on our Midlands portfolio—offering you long-term project continuity and a better work-life balance without the nationwide commute.
OUR PROJECT PORTFOLIO
Townmore operates across multiple sectors, with a stable pipeline that includes:
Residential: Major multi-phase schemes ranging from 80 to 300+ units.
Commercial & Mixed-Use: Significant retail, hotel extensions, and double-basement developments.
Public Sector & Healthcare: School developments, nursing homes, and Primary Care Centres.
KEY RESPONSIBILITIES
Full commercial management of Midlands-based projects from procurement through to final accounts.
Managing project budgets, cash flow forecasting, and monthly cost reporting.
Subcontractor procurement, management, and payment certification.
Working within a structured regional team to ensure financial performance.
Collaborating closely with senior engineering, design, and delivery teams.
REQUIRED SKILLS AND EXPERIENCE
Degree in Quantity Surveying or a related discipline.
Proven experience as a Senior QS or an experienced QS ready to take the next step.
Strong background in managing high-value projects within the Irish market, must have worked as a QS in Ireland.
Excellent negotiation, contractual knowledge, and communication skills.
