Our client is a well-established residential developer undertaking 220+ Units in Tullamore with a full order book for the next few years.
The Site Manager will be responsible for leading and managing the entire lifecycle of a residential housing project from site setup and groundworks through certification and handover.
Key Responsibilities:
* Oversee daily site operations, including subcontractors, direct labor, and materials coordination.
* Implement quality assurance and conduct regular site inspections.
* Enforce Health & Safety regulations, hold toolbox talks, and ensure compliance with RAMS.
* Maintain site diaries, reports, lookahead schedules, and all necessary documentation (including BCAR files where required).
* Liaise with project managers, engineers, architects, local authorities, and utility providers.
* Monitor budget performance, assist quantity surveyors, and manage risk strategies.
* Lead and motivate site teams and subcontractors towards program milestones.
Requirements:
* 5+ years proven experience in site management, particularly on residential developments (housing, apartments, or mixed-use).
* Knowledge and application of Irish Building Regulations, certification standards (e.g., BCAR), and Safety requirements.
* Degree or Higher Diploma in Construction or relevant trade qualifications, or equivalent hands-on experience.
