We're looking for talented individuals passionate about making a tangible impact in people's lives and eager to contribute to social change.Position: Property Asset ManagerReporting to: Head of Asset ManagementLocation: Dublin (Hybrid)Contract type: PermanentSalary: €57,224 - €78,683The Operations DepartmentThe Operations Department is dedicated to delivering essential services to our residents, including allocations, rent calculation and collection, and tenancy management. Additionally, we provide estate services and support community development activities to promote well-kept, friendly neighbourhoods.Role OverviewThe Property Asset Manager (PAM) supports the Head of Asset Management in delivering Clúid's Asset Management Strategy. Operating centrally across all regions, the PAM sits on the Property Services Leadership Team and works alongside the regional Building Surveying Managers (BSMs) to deliver strategic asset initiatives.This role manages projects that provide consistent, data-driven investment planning, improve service delivery, and drive value for money. It also involves maintaining accurate asset, servicing and inspection data, overseeing centrally procured contracts, and reporting on performance. The PAM works collaboratively across departments and with external stakeholders to deliver outcomes that support both organisational goals and tenant needs.Key ResponsibilitiesThis is a varied and strategic role, offering opportunities to lead on core national programmes and support the wider team. Responsibilities include:Investment planningLead the development of multi-year planned investment programmes to inform business planning and long-term forecastingUse lifecycle and performance data to shape strategic priorities aligned with Clúid's Asset Management StrategyComplete feasibility reviews and high-level cost assessments for new schemes or complex sites where non-standard investment may be requiredCollaborate with BSMs, Housing Services, and Finance to ensure planned programmes remain accurate, deliverable, and strategically alignedIdentify trends, risks, and opportunities within asset data and translate these into actionable insightsSupport the preparation of annual budgets and funding proposals through robust data and scenario modelling.Procurement, VFM and Service DeliverySupport the Head of Asset Management and BSMs in delivering a national procurement strategy that drives consistency and value across regionsContribute to the design and management of centralised frameworks and long-term maintenance contractsDevelop contract scopes, pricing structures, and performance expectations informed by asset data and lifecycle planningIdentify and support cross-departmental projects that improve efficiency, streamline delivery, and reduce duplicationSupport delivery of national programmes including adaptations, component replacements, and defect remediationMonitor contract performance against agreed KPIs, addressing issues and driving continuous improvementEnsure all procurement activity adheres to public procurement requirements and internal governance standardsApply a process optimisation approach to improve systems, standardise delivery, and support service transformationPerformance monitoringDevelop and maintain meaningful performance metrics to support strategic oversight and continuous improvementTrack repair and component performance trends to inform future investment priorities and asset lifecycle planningReview cost data regularly to support accurate forecasting and highlight areas for adjustmentDesign and implement corrective actions where performance issues or inefficiencies are identifiedReport key movements or risks that may affect Business Plan deliveryMaintain metrics to monitor performance and actions relating specifically to leased unitsReportingPrepare high-quality reports and proposals for:Operations TeamProperty Services Leadership TeamExecutive TeamBoard and committee meetingsEnsure reporting is accurate, data-led, and clearly aligned to organisational priorities and programme performanceLeadershipDemonstrate a consistent, solutions-focused leadership approach that reflects Clúid's values and strategic directionCollaborate across departments to deliver integrated solutions and support shared goalsEngage proactively with colleagues to improve service delivery and customer outcomesPromote a culture of continuous improvement in asset management and broader organisational functionsThis role may evolve to include line management responsibilities in the futureGeneralProactively identify and request training relevant to your roleRepresent Clúid positively and professionally in all activitiesUndertake any other duties consistent with the scope of the roleCorporate ResponsibilitiesEnsure all activity is aligned to Clúid's values and contributes to the mission of supporting the development of thriving communitiesAdhere to all Clúid policies and procedures at all timesTo exercise discretion at all timesDemonstrate high standards regarding both Clúid's and your own wellbeing, health and safety requirements Person Specification:Education / QualificationsMinimum of Degree required in Building Surveying / Construction or M&E related professional discipline.
