SENIOR PROJECT MONITOR ROLERole Overview: An independent Professional Property Services & Consultancy firm in the Real Estate sector is looking for a Chartered QS for the role of Senior Project Monitor to manage an existing team and service an existing and established client base.
As Senior Project Monitor you will serve as an independent advisor on behalf of lenders and/or investors, overseeing a mix of construction and development projects across Ireland.
This role ensures alignment between funding / investment drawdowns and site progress, safeguards funder/investor interests and proactively identifies and mitigates project risks.
Importantly you will be tasked with growing the existing Monitoring division in terms of identifying new hires as required and expanding the existing client base.
Key Responsibilities to Include Amongst Others: Due Diligence & Risk Assessment - Conduct technical due diligence at the pre-construction stage, assessing developer credentials, budgets, cashflow viability, procurement strategy, and contract setup.
Ongoing Progress Monitoring & Reporting - Perform regular site inspections (typically monthly) to track progress, quality of workmanship, and compliance with statutory regulations.
Compile templated initial, interim and close-out (final) reports updating on cost control, programme adherence, contractual compliance, compliance with statutory regulations, utilities, and risk exposure etc.
Financial Oversight - Interrogate developer costings and drawdown request details; align disbursements with certified work completed.
Provide early warning of programme delays, cost overruns, quality issues, or contractual non‑compliance.
Contract & Procurement Advisory - Evaluate procurement strategies and contract documentation to ensure effective risk transfer and compliance.
Compliance & Regulation - Verify adherence to planning, Fire, BCAR, and other statutory construction requirements.
Client Relationship Management - Manage engagement with key stakeholders, escalate issues appropriately, and deliver strategic advice for successful project delivery.
Required Qualifications & Experience: Chartered - MSCSI, RICS.
Minimum 10 years' experience in QS and Cost Consultancy, to have included Project Monitoring.
Demonstrable experience working on funded real estate developments in Ireland or the UK.
Strong technical experience and familiarity with cost control, contract administration, planning, utilities, procurement, risk assessments, and statutory compliance.
Essential Skills & Competencies: Strong technical knowledge of planning, construction methods, design coordination, and quality control criteria.
Proficient in financial analysis, cash flow projection, and construction cost scrutiny, including cost benchmarking.
Excellent report writing and communication skills generally for client-facing updates.
Effective stakeholder management and negotiation skills.
Risk identification and mitigation capability in complex construction environments.
Self-directed, solution-focused mindset with high attention to detail.
Strong IT & associated technical knowledge (this consultancy is an early adopter of technology).
