ISS Facility Services, working together with our Key Account client in Cork City centre are currently recruiting for aHard Services Managerto join our on-site team.Shift:Monday - Friday, 07.30 am pmRole OverviewThe Hard Services Manager is responsible for the safe, compliant, and efficient delivery of building services across the site. This includes managing planned and reactive maintenance, supporting industrial cleaning operations, ensuring vendor performance, and maintaining critical systems that keep the facility secure and audit ready. The role combines service oversight, contractor management, project delivery, and financial control to protect asset uptime, support operations, and ensure all statutory, safety, and quality requirements are consistently met.Key Responsibilities1. Hard ServicesManage the delivery of planned preventative maintenance (PPM), reactive works, and life-cycle replacement programmes across lifts, fire alarms, HVAC, CCTV/security systems, pest control and building fabric.Ensure all critical systems remain operational, compliant, and adequately protect the site at all times.2. Industrial CleaningProactively lead and support the on-site industrial cleaning team, ensuring services are completed to schedule and that both production and non-production areas remain audit-ready3. Contractor & Supplier ManagementManage all vendors operating under the hard services remit to ensure delivery against contracted scope, using competent personnel and adhering to site safety rules and quality standards.4. Operational Performance & ProjectsLead and/or review risk assessments, RAMS, permits to work (PTW), isolations, and safety briefings to ensure safe execution of works.Own key departmental KPIs including asset availability, PPM completion rates, reactive backlog, and response times.Manage small works and CapEx projects including scoping, technical/architectural drawings, contractor supervision, budget oversight, commissioning and formal handover.5. Financial Management & ReportingParticipate in daily Tier Board meetings to understand operational priorities and align planned activities accordingly.Manage both OpEx and CapEx budgets, cost tracking, variations, and forecasting to ensure financial control.Issue purchase orders, review invoices, validate completed works, and maintain transparent cost control.Maintain registers, helpdesk systems, CMMS, safe work portals, and other platforms to ensure accurate reporting, compliance tracking, and audit readiness.Skills & ExperienceEssentialProven people management and leadership skills, with the ability to motivate on-site teams, allocate workloads, manage performance, and support development in a positive, proactive manner.Demonstrated experience managing building services in a complex, regulated site environment.Strong working knowledge of HVAC, BMS, fire safety systems, access control etc.Proven track record in compliance-based maintenance and contractor management.Competent in risk assessments, PTW systems, RAMS, isolation procedures.Experience with CAFM/CMMS systems and asset data management.Effective communication and stakeholder engagement skills, with the ability to operate across production, H&S and support functions.DesirableBackground in industrial, manufacturing, brewery, pharma or similar environments.Experience managing CapEx or small works projects through scope, budget, delivery and handover.Project management experience / certification (e.g. or willing to undertake such)Knowledge of ISO 9001, 14001, & 45001 principles.Education & QualificationsDegree or Diploma in a relevant built-environment field (Construction, Carpentry, Property Maintenance etc.) or equivalent trade/technicalTrade qualification or relevant technical apprenticeshipUp-to-date training in H&S (e.g. IOSH / NEBOSH).Behaviours & CompetenciesSafety-first mindset with strong compliance discipline.Analytical and data-driven approach to asset performance.Strong communication and stakeholder management abilities.Ability to prioritise, plan, and deliver in a live operational environment.Commercially aware with practical problem-solving capability.BenefitsAttractive salary package25 days annual leave plus statutory public holidaysFree on-site car parkingFree meals while on dutyAccess to structured training and development programmesSupport with professional qualifications and upskillingWellbeing supportsCycle to Work SchemeEmployee assistance and recognition programmesCompany OverviewBe Who You Are.
