A leading main contractor in Cork is seeking a seasoned Quantity Surveyor to manage the commercial aspects of a large-scale residential development.
Job Description
This role offers a long-term opportunity with minimal travel requirements, working closely with the Commercial Director and project team to achieve successful project outcomes.
The successful candidate will be responsible for:
* Managing the commercial aspects of a 160+ unit housing project, including cost planning, subcontractor accounts, and cost reporting.
* Procuring and managing subcontractor packages, ensuring competitive pricing and contract compliance.
* Preparing, monitoring, and reporting project costs, budgets, and forecasts to the Commercial Director.
* Ensuring accurate and timely monthly valuations and final accounts.
Liaising with site management, clients, and subcontractors to ensure all commercial aspects are in line with the project schedule and specifications.
Contributing to value engineering and cost-saving opportunities without compromising quality.
Maintaining up-to-date records, commercial files, and procurement schedules.
Requirements
The ideal candidate will possess:
* At least 3 years of experience in a Quantity Surveying role, preferably with a main contractor in the residential sector.
* Strong negotiation, commercial awareness, and decision-making skills.
* Self-motivation with the ability to manage workload independently while collaborating with the wider team.
* Experience with Cost X or EQUE2 is advantageous but not essential.
* Strong communication and interpersonal skills.
