The successful applicant will join an established property & facilities management team as a Building Manager for two prominent city centre buildings: 2 Harbourmaster Place and The Bloodstone Building.
The Bloodstone Building is a modern grade A property with floor-to-ceiling windows overlooking the River Liffey. It is located near Grand Canal train station, various Dublin Bus routes, restaurants, convenience stores, and is a 15-minute walk to the City Center.
2 Harbourmaster Place is situated in the heart of the IFSC, featuring a state-of-the-art reception with a coffee dock. The IFSC offers immediate access to DART, Luas, Busaras, and Connolly Station, making it highly accessible.
You must be proactive, capable of working independently, and provide administrative support to the team. The role requires understanding service standards, contractual obligations, and anticipating customer needs with a positive attitude.
The Building Manager will be a visible point of contact for occupants and visitors, with experience in stakeholder engagement in occupied buildings undergoing refurbishments being advantageous.
Key Responsibilities & Tasks
1. Building Operations Management:
* Oversee daily building operations for efficiency and effectiveness.
* Coordinate building works and refurbishments.
* Supervise maintenance activities, including HVAC, electrical, plumbing, security, cleaning, and landscaping.
* Implement safety protocols, emergency procedures, fire safety, and security measures.
* Manage access control systems to ensure security.
* Conduct inspections and address operational issues promptly.
* Manage outsourced contractors and ensure compliance with permits and RAMS.
* Support ESG goals and targets in collaboration with stakeholders.
* Manage relationships with third-party vendors and contractors.
1. Budgeting and Financial Management:
* Prepare and oversee the building's annual budget.
* Monitor financial performance and identify cost-saving opportunities.
* Review invoices for accuracy and compliance.
* Provide financial reports to stakeholders.
* Engage with tenants to address needs and concerns, ensuring high satisfaction.
* Organize occupier meetings and report on operations and policies.
* Implement sustainability initiatives in partnership with tenants.
* Experience in mobilization, project management, and occupier fit-out management is desirable.
* Minimum 5 years of facilities/building management experience.
* Proficiency in facilities management software, CAFM, and Microsoft Office.
* Understanding of ESG principles and building regulations.
* Strong communication skills, both verbal and written.
