Senior Project Monitor (Chartered QS)
An established professional services consultancy in the real estate sector is seeking an experienced
Chartered Quantity Surveyor
to join their team as a
Senior Project Monitor
.
In this role, you will act as an independent advisor to lenders and investors, overseeing construction and development projects across Ireland. You'll be responsible for monitoring progress on site, reviewing costs and funding drawdowns, identifying risks early, and ensuring projects remain compliant and commercially sound. You will also play a key role in developing the Project Monitoring function and supporting the growth of the wider client base.
Key Responsibilities
* Carry out technical due diligence at pre-construction stage, including review of budgets, cashflow, procurement strategy, and contracts
* Undertake regular site inspections and provide clear, concise monitoring reports
* Review cost reports and drawdown requests to ensure alignment with work completed
* Flag programme delays, cost overruns, quality issues, or compliance risks early
* Advise on procurement strategies and contract structures
* Ensure compliance with planning, BCAR, fire, and other statutory requirements
* Manage relationships with clients, funders, and project stakeholders
Requirements
* Chartered QS (MSCSI and/or RICS)
* Minimum 10 years' experience in Quantity Surveying / Cost Consultancy, including Project Monitoring
* Experience working on funded real estate developments in Ireland or the UK
* Strong understanding of cost control, contracts, procurement, risk management, and statutory compliance

* Confident stakeholder management and problem-solving ability
* Detail-focused, self-motivated, and comfortable working in complex project environments
* Good IT skills and openness to technology-led ways of working
Desired Skills and Experience
* Chartered QS (MSCSI and/or RICS)
