You will be joining a tight-knit commercial team at the heart of a business delivering technically complex modular schemes across Ireland. Projects range from purpose-built modular education facilities and healthcare units to specialist defence structures — each requiring a high level of commercial rigour, programme awareness and design co-ordination from the outset.
The role sits at a senior level within the commercial function and carries real influence. As Managing QS, you will take ownership of post-contract commercial management while also contributing meaningfully to the estimating and pre-contract side of the business — giving you visibility across the full project and tender pipeline. This breadth of involvement is one of the defining features of the role and a genuine differentiator for the right candidate.
The office is based in Co. Meath, offering a smart alternative to the Dublin commute, with a well-structured hybrid model in place — typically two to three days working remotely and two to three days on site or in the office. The team operates with a strong sense of trust and autonomy, and this balance reflects the progressive culture the business has worked hard to build.
With the business now actively tendering in Northern Ireland, there is a strategic opportunity for the right individual to play a meaningful role in shaping the commercial approach for that expansion — particularly valuable for those with prior experience working under NEC or JCT forms of contract in the NI or UK market.
Responsibilities

Lead and manage the commercial function across live modular construction projects from contract award through to final account
Prepare, negotiate and agree subcontractor and supplier packages, ensuring best value and contract compliance
Manage cost reporting, cash flow forecasting and CVR preparation, presenting commercial performance to senior leadership
Administer contracts in line with RIAI, PWC or NEC forms as applicable, managing variations, claims and early warnings
Support the estimating department in preparing tender submissions and pricing strategies for new project opportunities
Contribute to the development of the commercial approach for Northern Ireland projects and cross-border tendering activity
Identify and manage commercial risk throughout the project lifecycle, implementing mitigation strategies as required
Mentor and support junior commercial staff, contributing to team development and knowledge-sharing
Liaise with clients, designers and project teams to ensure commercial matters are proactively managed and resolved

What You Need

Minimum 10 years of post-graduate Quantity Surveying experience, with a strong background in main contracting environments
Degree-qualified in Quantity Surveying, Commercial Management or a related construction discipline
Demonstrated experience managing the full commercial lifecycle on projects of significant value and complexity
Exposure to the estimating function and an ability to contribute to pre-contract and tender processes
Experience working with NI or UK clients, contract forms or procurement frameworks is highly desirable given the business's expansion plans
Strong knowledge of RIAI, PWC or NEC forms of contract; experience across multiple forms an advantage
Excellent communication, negotiation and stakeholder management skills, with the confidence to operate at senior level
