Job Description:
Manage a team of property managers and administrators responsible for overseeing residential properties in Dublin, Ireland. Key responsibilities include:
* Supervising the daily operations of property management teams to ensure efficient delivery of services.
* Overseeing tenant leases, rental income, and rent payments to maintain accurate financial records.
* Collaborating with contractors and outside service providers to ensure timely completion of maintenance and repair work.
* Coordinating move-out procedures, utility transfers, and registration processes for new tenants.
* Working closely with letting agents to list vacant properties for renting and ensuring compliance with relevant legislation.
* Conducting regular property inspections to identify areas for improvement and implement necessary repairs.
* AUTHORIZING PURCHASES AND EXPENDITURES within budget guidelines.
* Preparing monthly reports and maintaining up-to-date knowledge on legislation affecting landlords and tenants.
* Negotiating residential rents, preparing budgets, and managing cash flows to ensure financial stability.
Requirements:
Relevant qualification in a property-related discipline is essential. A PRSA qualification or meeting licensing criteria as outlined by the PRSA (Category D) is required. Excellent leadership, IT, communication, organizational, and problem-solving skills are also crucial. Three to five years' experience in a Property Management role is preferred.
