Job Summary: *This role is open to applicants for all of our offices- Cork, Dundalk, Galway, Dublin.
As the Asset Investment Team Leader, you will coach and support the team to provide a quality, effective and efficient Asset Investment ensuring that Tuath's homes are safe, well-maintained, legally compliant, and fit for customers to live in.
As Team Leader you will ensure delivery against KPI targets for, and customer satisfaction and the meeting of regulatory standards and other key property services related performance targets.
The postholder will provide management, coaching and support of our Asset Investment Team and you will ensure correct operation application of property management related policies and procedures.
The postholder will work alongside the Asset Investment Manager to ensure that property management and related activities are carried out to the highest standards of integrity and professionalism.
This includes working to develop strong and effective cross functional working initiatives and supporting the implementing specific operational service improvements.
You will be responsible for achieving the organisations objectives and ensuring activities are carried out to the highest standards of integrity and professionalism and within set key performance indicators.

The following list is typical of the level of duties which the post holder is expected to perform or be responsible for.
It is not necessarily exhaustive and other duties of a similar type and level may be expected from time to time.
The post holder will be responsible for a combination of the objectives described below and annual KPIs dependent upon the requirements of the organisation.
KEY RESPONSIBILITIES (Functional):
1. To work with the Asset Investment Manager to support development of operational delivery priorities and plans for Asset Investment functions, ensuring excellent customer service.
2. Ensure that effective property management services are provided in line with Tuath Tenancy Agreements and statutory requirements.
3. To oversee the key responsibilities of the team that include: Coordinating the scheduling and tracking of planned and cyclical maintenance works.
Preparing and distributing regular progress reports on the status of planned investment programmes and property maintenance cycles.
Reviewing and identification of trends and potential disrepair issues from analysis of stock condition, service maintenance and repair data.
Engaging with utility supply companies for accounts that Tuath is the account holder.
Working with other Tuath teams e.g. Customer Services, Housing Services, ESG Team, Property Services, New Business / Development, Finance, RTB Teams etc to produce required information for reporting.
Integration, upkeep, and use of the organisation's asset and property information management systems (e.g., Tuath's internal systems).
Management of the team and their outputs - Stock Condition Surveyors, Asset Investment Officers, Asset Investment Data Analysts, Asset Investment Administrators including providing coaching and support.
4. You will ensure that support is provide in delivering efficient, cost-effective, and high-quality Planned and Cyclical Maintenance Programmes.
5. Ensure asset investments support the long-term sustainability and quality of Tuath's housing stock, in line with policy, procedures, and budget constraints.
6. Ensure the Customer Voice is at the heart of surveying service delivery, using complaints and satisfaction survey results to drive continuous improvement and ensuring all customers are treated fairly, with respect and in recognition of their individual requirements and any protected characteristics, and that all customer complaints and enquiries are dealt with promptly and to a high standard
7. Implement property policies and procedures, monitor application to ensure that operational activities are legally and policy compliant meeting the needs of our customers.
8. Ensuring colleagues are fully trained and understand their responsibilities to support effective operational delivery.
9. Work in partnership with internal teams to ensure that the Asset Investment Services we provide are implemented on time and within budget, and that we continually strive to meet customer aspirations.
10. Coaching and support the team to ensure a customer focussed culture across Asset Investment Services that meet the highest standards of customer service within set KPIs.
11. Enable innovation through monitoring and reviewing all Asset Investment to ensure that they are effective and responsive whilst meeting the demands and aspirations of customers, and services deliver value for money.
KEY RESPONSIBIITIES (Organisational):
12. Provide input into the Operational plans for Asset Investment delivery.
13. Management of the team and outputs - Stock Condition Surveyors, Asset Investment Officers, Asset Investment Data Analysts, Asset Investment Administrators, including providing coaching and support.
14. Promoting a culture of excellence and continuous improvement and ensuring they have the knowledge and skills to perform their roles effectively, through regular performance appraisals and supportive coaching.
15. Performance oversight, both at an individual and service level, and report on performance indicators and outcomes to senior management, as well as identifying and monitoring risks associated with service delivery
16. Adopt a collaborative and supportive approach, maintaining up to date professional knowledge and providing advice and assistance to colleagues as required.
17. Provide statistical data, information, and testimonials for annual report.
18. In all aspects of the company's work, promote effective communications, excellence in customer service, and a focus on continuous improvement.
19. Be pro-active in the development and maintaining of strong networks and relationships with colleagues and in other organisations and agencies, to ensure excellence in service delivery.
Corporate Responsibility
20. Ensure the values of Tuath's are reflected in your work and that all services provided are delivered in line with Tuath's Vision, Mission and Core Values.
21. Act as an ambassador for Tuath Housing, attending, and contributing to professional forums and events and disseminating the learning.
22. Ensure compliance with all regulatory, statutory, and legal requirements.
Supervisory Responsibility
23. To be responsible for the supervision, training, direction and management of all colleagues and outputs within the Asset Investment Team - Stock Condition Surveyors, Asset Investment Officers, Asset Investment Data Analysts, Asset Investment Administrators.
24. Provide regular one-to-ones and reviews to manage colleague performance, in accordance with company policies and procedures.
25. To be responsible for identifying training needs, updating knowledge of changes in legislation, best practice, and internal policies for the team.
26. To take part in the recruitment, selection and induction of team and other staff as required.
27. To contribute to the formulation of policies and procedures.
28. To build and maintain "industry" relationships and a good understanding of relevant government policy.

29. To conduct all activities in a manner which is safe to yourself and others.
To be aware and to act in accordance with Tuath's Health and Safety Policy.
30. Ensure all appropriate health and safety risk assessments are in place and making sure colleagues are aware of and adhere to any specific instructions and use personal protective equipment where required.

Criteria A relevant Degree in property services, asset investment or building and 3 years management experience or 3 years' Managerial experience in the Housing sector.
Proven experience of leading, successful Asset Investment Teams to achieve a high level of performance outcomes across multiple channels.
Experience leading teams at an operational level within a Housing Association, Approved Housing Body or Local Government setting.
Experience of Customer Service delivery.
Delivery of strong team performance culture to achieve the highest standards of customer experience.
Able to manage resources creatively, realise benefits and have strong budgetary management skills.
Excellent management skills to inspire, motivate and develop a team in a hybrid working environment.
Understanding of regulatory and legal context of asset investment delivery.
Ability to translate complex data simply using clear and articulate communication skills, both written and verbal.
Strong communication and presentation skills with ability to tailor approach to different stakeholders.
Ability to work as part of a diverse team and experience of managing and supervising others Be highly analytical with the skill to spot trends and predict future impact.
Experience of setting and managing budgets.
Computer literate and experienced in the use of Microsoft products.
Developed analytical skills and experienced in using data and customer insight to drive service improvements and customer satisfaction.
Demonstrate an understanding of risk management and the ability to make strategic decisions.
Knowledge and understanding of the requirements of Regulator of Social and wider legal / regulatory framework for housing Must be able to demonstrate experience of supervising performance and achieving key performance indicators.
Can inspire change, motivate and develop staff at all levels, and to deliver consistent success.
Ability to collate and analyse statistics and provide relevant written reports.
Good problem solving, communication and negotiation skills.
Ability to conduct work planning and prioritise to optimise performance of a team.
Ability to allocate resources and responsibilities within a team to deliver business results.
Manage internal and external team relationships.
Decision making abilities and strong communication skills and experience in negotiating in tender processes.
Ability to be self-motivated and work on own initiative and be part of a team Willingness to work outside normal office hours on occasions Full, clean driving licence and daily use of car.
