Job Overview
We are seeking an experienced Mechanical Quantity Surveyor / Cost Control Engineer to support large‑scale, technically complex projects across Data Centres, Pharmaceutical manufacturing facilities, and Water Treatment infrastructure in Ireland and the UK.
The role focuses on mechanical cost control, quantity take‑offs, and commercial support for projects involving pipework, ductwork, drainage, and mechanical services. You will work closely with project managers, engineers, planners, and contractors to ensure accurate costing, strong commercial governance, and effective project delivery throughout the full lifecycle.

Key Responsibilities
Mechanical Measurement & Cost Control
Interpret and review mechanical and process drawings, including:
Piping & Instrumentation Diagrams (P&IDs)
Air Flow & Instrumentation Diagrams (AF&IDs)
Isometric drawings
Pipework, ductwork, and drainage systems
Perform detailed mechanical quantity take‑offs from drawings and specifications.
Measure and quantify items not explicitly shown on drawings, including:
Pipe supports and fittings
Valves and mechanical accessories
Prepare pricing analysis, cost breakdowns, and rate build‑ups for client and internal reporting.
Assist in the preparation of Bills of Quantities (BOQs) and commercial submissions.
Support procurement and tender evaluations by providing accurate mechanical cost data.
Contribute to cost planning, forecasting, and budget control throughout the project.
Support the assessment of variations and change control.
Project & Stakeholder Coordination
Work closely with project managers, mechanical engineers, and site teams to ensure accuracy of quantities and costs.
Participate in project progress meetings and commercial reviews.
Ensure all work aligns with project standards, specifications, and quality requirements.
Required Qualifications & Experience
Bachelor’s degree in Mechanical Engineering, Quantity Surveying, Construction Management, or equivalent industry experience.
5–10+ years experience in mechanical QS or cost control roles within:
Pharmaceutical or process plants
Water / wastewater treatment facilities
Strong experience in mechanical take‑offs, BOQs, and cost estimation for:
Pipework
Ducting
Drainage systems
Proven ability to read and interpret P&IDs, AF&IDs, isometrics, and mechanical drawings.
Solid understanding of construction measurement standards (NRM, POMI, or equivalent).
High level of proficiency in MS Excel; experience with CostX, Primavera P6, or similar tools is advantageous.
Strong attention to detail, analytical capability, and commercial awareness.
Fluent written and spoken English (essential for client and site interaction).
Willingness and legal ability to relocate to Ireland.
Experience working on pharmaceutical cleanroom or regulated environments.
Exposure to data centre mechanical systems (cooling, pipework, process services).
Knowledge of contract types including Lump Sum, Unit Rate, and EPC.
Ability to work independently while contributing effectively within multidisciplinary teams.
