Maintenance Technician (Apartment Complex) – Killarney

Location: Killarney, Co. Kerry

Employment Type: Full-Time

Property Type: Residential Apartment Block (45 units)

We are seeking a reliable, hands-on Maintenance Technician to join our team and support the day-to-day upkeep of a busy apartment complex in Killarney. This role is ideal for someone who takes pride in their work, has strong problem-solving skills, and can work independently to ensure our property remains safe, well-maintained, and welcoming for residents and guests.

Key Responsibilities:General Maintenance & Repairs

* Perform scheduled and ad-hoc maintenance tasks across all properties.
* Carry out minor electrical, plumbing, carpentry, and painting work.
* Inspect and maintain furniture, appliances, fixtures, and fittings.
* Troubleshoot urgent issues (e.g., broken locks, heating not working, leaks).
* Maintain gardens, outdoor spaces, and communal areas, where applicable.
* Overseeing contractors when professional repairs are necessary.
* Support fast turnovers during peak season and high occupancy periods.
* Provide on-call support for urgent guest complaints or emergency fixes.

Tenant Comfort & Safety (Student Accommodation Specific)

* Conduct routine checks in common areas (lighting, fire alarms, doors, etc.).
* Ensure heating systems, showers, and kitchen appliances are functional at all times.
* Respond to reported maintenance issues within agreed timeframes (usually 24-48 hrs).
* Support move-in/move-out preparations (furniture repairs, painting, etc.).
* Maintain health and safety compliance and support inspections or audits.

Operational Support

* Maintain a digital maintenance log (photos, timestamps, resolution notes).
* Liaise with third-party contractors when external expertise is required.
* Coordinate with the housekeeping and operations team on repair scheduling.
* Keep tools and materials well-stocked and organized.
* Identify areas for preventative maintenance and propose solutions.

Requirements:

* Minimum 2 years' experience in property maintenance, ideally in hospitality or residential settings.
* Solid working knowledge of basic electrical, plumbing, and carpentry.
* Ability to prioritize and manage multiple jobs across different properties.
* Comfortable using messaging apps and maintenance request platforms.
* Reliable, punctual, and professional.
* Physically able to carry out duties (lifting, bending, ladder work, etc.).
* Fluent English; clear communicator with tenants and team members.

Desirable Skills & Experience:

* Experience maintaining short-let properties (Airbnb,, etc.).
* Basic IT skills (e.g., updating maintenance platforms, taking photos for reports).
* Understanding of fire safety, emergency protocols, and landlord compliance.

Job Types: Full-time, Part-time, Permanent

Pay: €16.00-€18.50 per hour
