Role Description
We are seeking an experienced and proactive full time licenced Block Manager to oversee the effective management of multi-unit residential and mixed-use developments. The successful candidate will be responsible for the day-to-day operations, financial management, compliance, and customer service associated with Owners' Management Companies (OMCs).
Key Responsibilities
* Manage a portfolio of residential and/or mixed-use developments
* Act as the primary point of contact for Owners' Management Company (OMC) directors, residents, and contractors.
* Conduct regular site inspections to ensure high standards of maintenance and presentation.
* Oversee maintenance schedules, repairs, cleaning, security, landscaping, and waste management services.
* Tender, appoint, and manage contractors and service providers, ensuring value for money and service quality.
* Prepare and monitor annual service charge budgets in consultation with OMC directors.
* Maintain accurate records, contracts, and statutory documentation in compliance with the Property Services Regulatory Authority (PSRA) requirements.
* Ensure compliance with the Multi-Unit Developments Act 2011 (MUD Act) and other relevant legislation.
* Organise AGMs/EGMs, issuing notices, and providing professional guidance.
* Ensure compliance with health and safety legislation, fire regulations, and insurance obligations.
* Deliver a high standard of customer service to residents, OMC directors, and stakeholders.
* Manage and resolve queries, complaints, and disputes promptly and professionally.
* Foster positive relationships with residents, contractors, and regulatory bodies.
Qualifications
* Must have PSRA licence Category D
* Experience in block management and working with OMC
* Strong organisational and time management skills
* Excellent communication and interpersonal skills
* Knowledge of property management software and tools
* Ability to handle multiple tasks and prioritize effectively
* Understanding of regulatory compliance in property management
