Your New Role
As a Development Lead, you will take on a high-impact leadership role responsible for managing a portfolio of large-scale residential and regeneration projects across Ireland. Reporting directly to the Head of Property, you will lead projects from early-stage concept and feasibility through to planning, procurement, and commencement of construction, ensuring alignment with strategic objectives and development briefs.
You will be expected to:
1. Lead cross-functional teams of internal professionals and external consultants to deliver complex development projects.
2. Drive commercial viability, ensuring each scheme is financially sound and aligned with affordability and sustainability goals.
3. Develop and present investment strategies, securing internal approvals and managing governance processes including Investment Committee and Board reporting.
4. Oversee procurement of design teams, contractors, and development partners, working closely with legal and commercial teams to negotiate and finalise contracts.
5. Represent the organisation externally, building and maintaining strong relationships with public and private stakeholders, including local authorities, landowners, and government departments.
6. Mentor and manage a team of development professionals, fostering a high-performance culture and contributing to recruitment and team development.
7. Monitor project performance, proactively identifying risks and implementing corrective actions to ensure timely and cost-effective delivery.

What You'll Need to Succeed
9. 15+ years of experience in property development, with a strong track record of delivering complex, multi-stakeholder projects across the full development lifecycle.
10. A degree-level qualification in construction, property, engineering, or a related field (postgraduate qualifications are advantageous).
11. Demonstrated experience in strategic planning, feasibility analysis, procurement, and stakeholder engagement.
12. Strong commercial and financial acumen, including experience with investment appraisals, cost planning, and budget oversight.
13. Deep understanding of technical disciplines, planning systems, and construction methodologies, with the ability to challenge and guide technical solutions.
14. Proven ability to lead and inspire teams, manage competing interests, and build consensus among diverse stakeholders.
15. Excellent communication and presentation skills, with the ability to convey complex ideas clearly to both technical and non-technical audiences.
16. Experience with public procurement processes and governance frameworks is highly desirable.
