Brooks is located on Drury Street within a few minutes walk of Dublin's famed Grafton Street, Temple Bar and Trinity College, Brooks' is a four star designer/boutique hotel catering for guests who value difference and for whom ambiance, décor and quality of service are important.

Brooks Hotel requires a
Maintenance Manager
to join and lead the maintenance team in the hotel.

MAIN PURPOSE OF THE JOB:
To assist the General Manager in the delivery of hotel revenue and profit growth by ensuring that the hotels facilities function without interruption so that all departments can operate efficiently. As a Senior Team Member, you must ensure that all engineering within the hotel is running smoothly and maintained to the highest standards at all times as required by the Directors and in line with any legal requirements.

*MAIN DUTIES AND RESPONSIBILITES OF THE JOB*
:****

* Ensure compliance with and provide accurate and timely advice on statutory regulations eg; inspections, company policies, health and safety, buildings, mechanical and electrical plant, fire precautions, hygiene, water quality and liability.
* Ensure that all statutory safety testing is carried out and recorded.
* Responsible for Health & Safety working practices for the whole property.
* Effectively manage all service contracts including mechanical and electrical services, fire protection, lifts, building repairs, energy supplies and grounds maintenance.
* Ensure that all services are maintained to a high standard consistent with Company policy without impairing customer safety and comfort.
* Design, procure and deliver operational projects in a timely manner, within set budgets with maximum return on investment
* Act as Fire Marshall while on duty and be thoroughly familiar with emergency procedures and alarms
* Identify and supervise planned preventative maintenance.
* Prioritise maintenance requests from the various departments within the property.
* Plan maintenance and refurbishment works in a manner which will maximise room occupancy.
* Maintain a high standard of day to day repairs through prompt attention to emergency fault requests.
* Liaise and maintain good working relations with all departments by responding promptly and effectively to problems and building service breakdowns.
* Provide competent hands-on skills to ensure that all systems including (but not limited to), electrical, sewage, plumbing, heating and lighting are maintained in good working order and ensure that any defects are corrected promptly and properly.
* Ensure that all areas of the property are maintained in a safe condition and to take action immediately when unsafe conditions arise.
* Compile accurate service specifications, invite tenders, report on contractor competency and award contracts in line with Company policy.
* Monitor and audit contractors performance,certify the quality of their work, approval of invoices and recommendation of payment.
* Assist with the ongoing development of effective management and administration systems making use of information technology where appropriate.
* Be environmentally aware and monitor energy consumption and usage and develop energy awareness culture within the property.
* Develop an understanding of switching and control arrangements of plant and ensure that it is kept in an operational condition.
* Ensure that all checklists and reports are completed by the relevant person within the required time deadlines.
* Assist with budget preparation and control of expenditure through effective supervision of contracts and monitoring of invoices.
* Creating a culture of commercial awareness by controlling engineering and maintenance costs.
* Assist with compiling periodic reports as required by Management.
* Adhere to agreed purchasing procedures and ensure effective and efficient stock control systems are in place for stocks of consumable maintenance goods.
* Control the use consumables and ensure that there is no abuse of same.
* Liaise with external contractors / suppliers where required to ensure that product / service are at the agreed price, standard and frequency of service.
* Assist with stock take at the required times when requested.
