Flynn is a first‑generation construction company with operations across Ireland, UK and Northern Europe. We specialise in critical environments such as data centres, life sciences, aviation, high‑value manufacturing and critical logistics.


Reporting To

Commercial Manager / Senior QS


Purpose of Role

Own all quantity surveying duties on your projects to ensure all commercial and contractual commitments are met and value is maximised.


Responsibilities

* Manage day‑to‑day commercial and contract activities.
* Undertake contract administration, including change management and maintenance of associated registers (e.g. change order log).
* Negotiate and obtain best value with placement of subcontract orders.
* Participate in the management of project budgets, cost plans and feasibility studies as appropriate.
* Validate and approve subcontractor interim applications and final submissions, ensuring compliance with the Construction Contracts Act.
* Lead pre‑appointment subcontractor meetings to ensure scope is clearly defined and appoint subcontractors in line with FMC subcontract terms and contract flowdowns.
* Prepare accurate monthly cost‑value reports for review with commercial managers, project managers, contracts managers and present to project directors.
* Maximise cash flow through prompt submission of monthly valuations with full and accurate supporting documentation in accordance with the contract.
* Negotiate, draft and submit final accounts including claims in respect of loss and expense, delay and disruption and any time extensions.
* Maintain a productive relationship with all design team professionals and client representatives throughout the project.
* Ensure full implementation of team commercial procedures where delegated authority requires it.


Qualifications and Experience

* Bachelor’s degree in Quantity Surveying & Construction Economics or an equivalent degree recognised by the Society of Chartered Surveyors of Ireland (SCSI) and/or by the Royal Institution of Chartered Surveyors (RICS).
* 3–5 years of quantity surveying experience.
* Demonstrated knowledge of the various forms of contract used in the construction industry (NEC, RIAI, FIDIC, etc.).
* Ability to critically evaluate and identify gaps in documentation and commercial opportunities (contracts, drawings, specs, CVRs).
* In‑depth knowledge of construction processes, techniques and systems.
* Commercial awareness – market, competition, value for money.
* Strong numeracy and report‑writing skills.
* Strong negotiation and conflict‑management skills with a process‑oriented focus on results.
* Strong attention to detail.


Career Path

Flynn implements a highly structured career progression program. As a Project Quantity Surveyor, the path is to Senior Project Quantity Surveyor, then to Commercial Manager and ultimately to Commercial Director Level.
