Housing Officer, South West
Location: Cork and Kerry
Contract: Full Time, Permanent
Focus Ireland manages an extensive and growing property portfolio, and we are expanding our activity in this area. We are seeking an experienced property professional to work closely with local teams to ensure the delivery of a high‑quality service to our tenants. This role will be based in our local offices and will form an integral part of our central Property Services team.
What you will do:
Housing Management and Administration
* Implement organisational housing management and maintenance policies.
* Ensure compliance with Tenancy Agreements, including managing ASB.
* Prepare for and represent Focus Ireland at RTB hearings when required.
Rent Collection
* Ensure effective rent collection across all tenancies and maximise automated payments.
* Maintain consistency in rent and non‑rent charges (e.g., service charges).
* Proactively manage rent arrears to agreed targets, working with local Services staff as needed.
Management of Void Properties and Vacancies
* Minimise voids and vacancies with clear tracking processes.
* Work with Services and Local Authorities to ensure timely tenant allocations.
* Support smooth handover of units from Development to Property Operations.
Management of Maintenance
* Maintain property portfolio quality and support delivery of the annual maintenance plan.
* Improve and oversee efficient, value‑for‑money maintenance procurement.
* Ensure robust systems for tracking, recording and reporting maintenance works.
* Manage property budgets and ensure maintenance stays within agreed limits.
* Supervise contractors or internal staff as required and ensure high‑quality repairs.
* Maintain strong tenant satisfaction and support tenant induction on property care and appliance use.
* Conduct periodic property inspections and report on condition.
* Liaise with management companies, attend meetings, and manage service charges.
* Monitor and address housing-related health and safety issues (e.g., fire audits, electrical tests, boiler servicing).
* Maintain accurate records using property management systems such as Affinity.
* Remain vigilant to any Health, Safety and Welfare risks and report concerns promptly.
what you will need:
* Extensive experience working in a property/housing management department
* Ambitious, energetic and motivated individual
* Must have a solutions focused attitude
* Proficiency in MS Excel, Word and Outlook
* A team player with excellent attention to detail
* Strong communication skills be trustworthy and conduct the role with integrity
* Current Valid Driving licence with access to a car
* A professional qualification in housing would be desirable (Desirable)
* Experience in working for a voluntary housing organisation. (Desirable)
