Contracts Manager / Head of Construction
Our client is a bespoke high‑end developer and contractor involved in commercial, mixed‑use and niche residential development. It seeks to maximise potential and real‑estate value through innovative design solutions and quality project execution.
Due to continued opportunity and expansion into different sectors, they are seeking an ambitious senior project manager / head of construction / contracts manager to assist in the future development of the company. The role will be based in Dublin City Center and requires a self‑starter with experience delivering niche/high‑end projects and capability to grow the business on their own initiative.
Duties

Preparation of initial feasibility studies on various sites or projects.
Review historical site planning permissions or those of neighbouring sites to establish risks (e.g., drainage conditions, sight lines, ground investigation reports) and make allowances in appraisals for abnormalities.
Develop / update appraisals as the project develops or if meeting hurdles.
Establish project hurdles / returns in conjunction with Managing Director.
Identify means of improving project viability.
Site inspections for due diligence / appraisal process.
Liaise with property sales agents.
Maintain a market awareness of property values / transactions and construction build costs.
Assist with due diligence during site / property acquisitions.
Design team assembly and management.
Challenge design team assumptions or approaches to ensure they are delivering efficiency / best value or solution on projects.
Undertake value engineering exercises on designs.
Deal with project and local stakeholders.
Liaise with local authorities.
Make presentations to funders, local authorities and stakeholders.
Deal with insurance brokers to maintain insurance on buildings / sites and ensure best value is obtained.
Request and review contractors / sub‑contractors documentation.
Prepare and monitor project programmes.
Monitor the tender process / various project works.
Prepare project queries / RFIs.
Prepare project reports for in‑house / investors / funders.

Requirements

Degree qualification in Civil Engineering, Construction Management or Quantity Surveying.
5–10 years of experience in construction or development, with some time spent in consultancy.
Excellent oral and written communication skills.
Excellent IT skills.
Good knowledge of construction, planning and building regulations.
Self‑starter, ability to work on own initiative and to tight deadlines.
Ability to work as part of a team.
