Senior Planning Consultant – Dublin or SligoBeldare Homes are seeking a highly experienced and meticulous Senior Planning Consultant to join our multi-disciplinary team, with the flexibility of being based in either Dublin or Sligo. This role is designed for a professional who excels in the complexities of the Irish planning system, specifically in managing Large-scale Residential Developments (LRD) projects from initial concept through to the pre-construction phase.The successful candidate will be responsible for navigating the evolving legislative landscape of Irish town planning, ensuring that all projects adhere to the National Planning Framework and local development plans.Key Responsibilities and Scope of WorkThe core of this role involves the end-to-end management of the planning process. You will be expected to:Lead LRD Applications: Manage the transition from the Pre-Application Consultation (PAC) stage through to final grant, ensuring all documentation for Large-scale Residential Developments meets the stringent requirements.Multi-Project Management: Demonstrate the organisational capacity to manage a portfolio of 10+ projects simultaneously at various stages of the planning lifecycle.Technical Reporting: Author and oversee the production of Planning Reports, CEMP's, Design Statements etc.Stakeholder Liaison: Act as the primary point of contact for Local Authorities, An Bord Pleanála, and various statutory consultees.Strategic Advice: Provide the company with robust feasibility assessments, identifying potential planning risks and mitigation strategies early in the design process.Interdisciplinary Coordination: Work closely with architects, ecologists, and civil engineers to ensure that design iterations remain compliant with zoning and density requirements.Review all planning application documentation for consistency and accuracy prior to lodgement.Monitor planning and legislative updates which impact planning operations of the Company.Required Qualifications and ExperienceThe ideal candidate will possess a deep academic and practical understanding of spatial planning, construction and housing development.Experience: A minimum of 8 years of post-qualification experience in planning within an Irish context is essential.Education: A Bachelor's or Master's degree in Town Planning, Urban Design, or a related discipline.Professional Accreditation: Full Chartered Membership of the Irish Planning Institute (MIPI) or the Royal Town Planning Institute (MRTPI) is highly desirable.Technical Proficiency: Advanced knowledge of the Planning and Development Act 2000 (as amended) and a proven track record of successful LRD or Strategic Housing Development (SHD) applications.Attention to Detail: Given the legal weight of planning documentation, an uncompromising eye for detail is vital to avoid judicial reviews or requests for further information (RFI).Compensation and BenefitsWe offer a competitive remuneration package that reflects the seniority and responsibility of this position.Salary: €75,000 – €105,000 per annum, DOE, Additional package to be discussed on an individual basis.If you are a strategic thinker and the ability to manage complex workloads and a passion for shaping the built environment of Ireland, we invite you to apply.Job Types: Full-time, PermanentPay: €75,000.00-€105,000.00 per yearWork Location: In person
