Job Description:
This role is focused on overseeing all aspects of cost planning, procurement, contract administration, and commercial reporting for residential projects.
Key Responsibilities:
* Prepare accurate cost estimates and budgets for residential developments
* Manage procurement processes, including tendering and contract negotiation
* Monitor project costs and provide regular financial reports to senior management
* Manage subcontractor accounts, valuations, and variations
* Ensure compliance with contractual obligations and company procedures
* Provide commercial input into project planning and risk management
* Mentor junior QS staff and contribute to team development
Required Skills and Qualifications:
* Degree-qualified in Quantity Surveying or a related discipline
* Minimum 8 years' experience in a QS role, ideally within residential construction
* Strong knowledge of Irish building regulations, contracts (e.g., RIAI, JCT), and procurement methods
* Proven track record of managing budgets, cost control, and commercial reporting
* Excellent negotiation, communication, and stakeholder management skills
* Proficient in relevant software (e.g., Excel, CostX, Buildsoft, or similar)
* Ability to work independently and as part of a collaborative team
* Full driving licence and willingness to travel to site as required
