Mechanical Quantity Surveyor – Limerick (with travel to Cork)Location:On-site in Limerick, with regular travel to CorkJob Type:Permanent, Full-timeSector:Engineering – MechanicalAbout the RoleWe are seeking an experiencedMechanical Quantity Surveyorto support the commercial delivery of major mechanical engineering and construction works across sites in Limerick and Cork. The successful candidate will oversee cost control, subcontractor administration, variation management and commercial reporting specifically related to mechanical packages, including pipework, HVAC, process systems, insulation, cladding and associated mechanical services. This is a key commercial role supporting both site and project leadership teams.ResponsibilitiesSubcontractor Assessment (Mechanical Packages)Review, assess and certify payment applications from mechanical subcontractors (e.g., pipework, ductwork, insulation, cladding, mechanical installation).Evaluate and negotiate subcontractor variations, reworks and claims linked to mechanical scopes.Validate dayworks, star rates and mechanical labour/equipment costs in line with contract terms.Monitor site instructions relating to mechanical works and ensure all impacts are captured commercially.Cost ManagementIdentify, price and record variations arising from mechanical installation progress, design changes or site conditions.Maintain a structured mechanical variation log and ensure timely submission and agreement.Support the preparation of interim valuations, budget updates and final accounts.Analyse site records and production data to ensure accurate mechanical cost capture.Commercial ReportingSupport monthly commercial reviews, reporting and cashflow forecasting across mechanical packages.Liaise with project management, engineering and commercial teams to ensure cost accuracy.Contribute to risk and opportunity assessments relating to mechanical delivery.Procurement & Contract AdministrationAssist in procuring mechanical subcontract packages and preparing subcontract documentation.Ensure compliance with contract requirements, specifications and commercial procedures.Monitor mechanical scope boundaries and identify potential commercial risks or scope creep.Site EngagementWork closely with Mechanical Supervisors, Engineers and Project Managers to understand progress and capture change.Attend site meetings and contribute to commercial discussions around mechanical activities.Provide commercial support on installation sequencing, access, reworks and productivity impacts.Compliance & DocumentationMaintain accurate commercial records, logs and correspondence.Ensure all documentation relating to mechanical commercial administration is complete and compliant.Follow internal procedures and industry best practices in mechanical contract management.RequirementsMinimum 3–5 years' experience as a Quantity Surveyor on mechanical, M&E or industrial engineering projects.Strong experience managing mechanical subcontractor accounts, including applications, variations and final accounts.Understanding of mechanical systems such as pipework, HVAC, ducting, utilities or industrial services (high-level knowledge acceptable).Good knowledge of construction contracts (RIAI, NEC, JCT or similar).Strong analytical, negotiation and commercial reporting skills.Proficiency in Excel and commercially relevant software.Ability to work independently and collaboratively with site and engineering teams.Excellent communication and interpersonal skills.Relevant qualification in Quantity Surveying or Construction Economics.Based in Limerick with the ability to travel to Cork as required.
