Property Management Professional
We are seeking a highly skilled Property Management Executive to oversee the day-to-day operations, maintenance, and marketing of residential or commercial properties in Limerick. This role involves coordinating routine maintenance, managing contractors, handling tenant relations, supporting financial reporting, and ensuring properties are presented and let to a high standard.
Key Responsibilities:
* Coordinate and oversee routine maintenance, repairs, and scheduled inspections.
* Engage and manage contractors, service providers, and vendors to ensure service quality and cost efficiency.
* Ensure compliance with all relevant building codes, safety regulations, and property standards.
* Maintain up-to-date maintenance logs, service contracts, and warranties.
* Act as the first point of contact for tenants, responding promptly to inquiries, service requests, and complaints.
* Facilitate lease renewals, rent negotiations, and move-in/move-out processes.
* Foster positive tenant relationships to support retention and satisfaction.
* Assist with preparation of property budgets and operational forecasts.
* Monitor rent payments, arrears, and service charge collections.
* Provide regular financial and performance reports to senior management.
* Develop and implement strategies to attract new tenants.
Requirements:
* Degree in Property Management, Business Administration, Marketing or related field (preferred).
* Proven experience in property management.
* Proficiency in Microsoft Office and CRM systems.
* Knowledge of property management principles, real estate laws, regulations, and industry standards.
* Full clean Irish drivers licence.
