Due to continued growth, they are seeking an experienced Pre-Construction Manager to take full ownership of the pre-construction phase across multiple developments.
This is a senior leadership role where you will have the opportunity to: Lead coordination between land, planning, commercial, design, and delivery teams Drive cost accuracy and programme certainty at appraisal stage Ensure projects are fully de-risked and ready prior to site commencement Package details €100,000 €110,000 Senior leadership position within a growing residential developer Strong project pipeline with long-term stability Responsibilities Assess potential sites for commercial and construction risk, advising on topography and abnormals Provide benchmarked cost and programme input into financial appraisals Manage the estimating process from initial Order of Cost through to Construction Stage Budget handover Provide buildability input throughout planning and design development Ensure all planning conditions, commencement notices, and naming and numbering requirements are discharged on time Manage site investigations including ground, topographical, archaeological, ecological, and arborist surveys Oversee mobilisation and enabling works to ensure full site readiness Lead centralised procurement activities to drive value and programme certainty Manage statutory applications including Irish Water, ESB, telecoms, DAC, and Fire Certificates Ensure delivery teams are identified and resourced correctly ahead of site start Develop and implement a Project Execution Plan aligned with business objectives Key skills required Strong background in residential construction or property development (essential) Proven experience across pre-construction, estimating, and programme management Commercially astute with strong understanding of contract and cost implications Familiar with Irish statutory processes and residential planning requirements Highly organised with the ability to manage multiple projects and stakeholders Strong leadership and communication skills across multidisciplinary teams Skills: Pre Construction Project Manager Planning & Organising Benefits: Company Vehicle Bonous
