Maintenance Manager – The Dean Cork

Job Purpose
The Maintenance Manager ensures the hotel's facilities, systems, and infrastructure operate efficiently, safely, and to the highest standard. The role oversees all maintenance operations, coordinates preventive and reactive maintenance tasks, manages contractor relationships, ensures compliance with regulatory and hotel safety standards, and supports overall guest satisfaction through timely and effective maintenance solutions.
Key Deliverables
Routine Maintenance & Repairs
Plan, coordinate, and oversee all repair, maintenance, and installation activities across the hotel.
Carry out routine maintenance tasks in guest rooms and public areas, including painting, basic carpentry, and minor repairs.
Ensure preventive maintenance schedules are completed, maintaining the property's aesthetic standards and operational integrity.
Conduct regular inspections of hotel areas to identify issues and recommend practical, cost‑effective solutions.
Contracts & Supplier Relations
Manage relationships with suppliers, service providers, and external contractors, ensuring quality, efficiency, and cost‑effectiveness.
Oversee contract management, performance monitoring, and adherence to agreed service levels.
Coordinate external works to minimise guest disruption and operational downtime.
Health & Safety Compliance
Ensure all maintenance activities comply with hotel policies, local legislation, and Health and Safety Authority (HSA) guidelines.
Maintain and enforce safe working practices across the maintenance team and contracted personnel.
Keep accurate documentation related to compliance, inspections, and maintenance activities.
Support the hotel's overall safety culture by identifying risks and implementing corrective actions.
Guest Requests
Respond promptly and professionally to guest maintenance requests, ensuring issues are resolved swiftly and effectively.
Maintain strong communication with front office and operations teams to ensure guest‑impacting issues are prioritised and followed through.
Contribute to a positive guest experience by delivering reliable, high‑quality maintenance support at all times.
Urgent Maintenance Issues
Act as the main point of contact for emergency and urgent maintenance situations.
Troubleshoot and resolve immediate issues, ensuring minimal disruption to guests and operations.
Implement temporary and long‑term corrective measures to prevent recurrence of faults.
Reporting & Administration
Use the designated maintenance management system to receive, track, and log all requests and completed actions.
Maintain accurate inventory records of tools, materials, and supplies, placing orders when required.
Assist with budget management and cost control across maintenance operations.
Preferred Experience
Proven experience as a Maintenance Manager or similar role, ideally within hospitality.
Strong knowledge of basic electrical, plumbing, mechanical, and structural maintenance.
Experience using maintenance management systems.
Excellent organisational and planning abilities.
Ability to manage multiple projects and priorities simultaneously.
