Overview
JLL is seeking a Reliability Engineer to join our team! This position is with a major global Life Sciences company and is located in Ireland.

This exciting opportunity is responsible for providing reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets. In coordination and full collaboration with the Reliability & Asset Services COE, the Reliability Engineer is responsible for implementing JLL’s enhanced Reliability & Asset Services program that delivers a whole life approach to asset management.
Key Responsibilities

Attend area ENG Tier 1 and actively participate in it, i.e. take turns running DOC or reading the Agenda, run through the weeks IFM work plan and raise any issues.
Actively resolve issues related to equipment breakdown, not just escalate – pull together support, walk the job, follow it through, raise any SIMS or QA records required.
Routinely walk the areas of responsibility to look/listen for evidence of wear or damage, develop check lists (weekly PM), proactively consider safety in the area – Raise good‑saves, etc.
Be proactive in terms of asset reliability – trend repeat failures and address them, ensure there are critical spares available for the equipment under their control, develop immediate action plans & contingency plans if any critical plant goes down.
Work closely with the contract vendors to thoroughly understand the equipment, how it works, what to watch out for, potential safety or performance issues. Become an SME on the assets.
Actively manage work orders. No work requests over 5 days, move from “requested” to “confirmed” to “ARSC” efficiently. (It should be a daily task) Update active WO’s to “in-progress”, move to “completed” as soon as possible. Keep WO requestors up to date on critical work.
Be clear on all quality / GMP issues in their area – DIW, Airlock pressures, pest control, environmental monitoring – Walk these regularly to ensure they are audit ready for unannounced FDA audits.
Support equipment related Method 1 investigations related to their assets.
Attend a monthly governance meeting with the area ETL and IFM team lead to run through a checklist of the systems, elevate chronic issues, make C.I. suggestions, (Baseline Project requests) or get recognition for successes.
Actively engage with project handovers for their area in relation to EAMS updates, contract changes and identifying new spare parts.
Participate in Quality regulatory audits and safety audits as required – be prepared to answer any questions in relation to the work they manage.
Support updating of Engineering SOP’s, propose changes if it benefits their workflow or existing practice. Develop their own IFM ones if necessary to pass on learning to the next IFM engineer.

Reliability Engineering

Equipment preventative maintenance (PM) task creation and management for continuous improvement and PM optimization.
Responsible for ranking the criticality of the assets under their care, typically using Reliability Centered Maintenance approaches, and for defining the proactive maintenance approaches that are cost‑beneficial to the business.
Create and conduct Reliability studies, as well as understanding drawings and schematics.
Create risk mitigation strategies for critical assets that can be deployed across the asset portfolio.
Evaluates new technologies for reliability improvements.
Considers impact of costs on recommended action plans for avoiding/correcting problems during the design phase or remedial action for correcting reliability problems on installed equipment; performs root cause failure analysis to help prevent failures.
Facilitates/supports operational incident and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow‑up monitoring conducted as applicable, to determine effectiveness.

Condition‑Based Maintenance

Understanding of moving and rotating equipment such as pumps, motors, gearboxes, conveyors, etc., from an operations and maintenance perspective, mechanically and electrically.
Experience w/ predictive maintenance technologies including, but not limited to, vibration analysis, oil analysis, infrared Thermography, ultrasound, and motor current analysis.
Plans and performs engineering operations, monitors operations center systems, RCM program implementation, process engineering assignments, root cause failure analysis, incorporation of condition‑based maintenance (CbM and predictive testing and inspection (PT&I) technologies and conducts equipment condition assessments. Identify and manage system of continuous improvement to ensure resolution to chronic “bad actor” equipment.
Carrying out Root Cause Analysis, Equipment Criticality Ranking, PM/PdM optimization, Defect Elimination, and/or Failure Modes and Effects Analysis.

Workflow Management

Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.
Develop and maintain “Key Performance Indicators
