Residential Development Manager
About the Job:
We are seeking an experienced Residential Development Manager to oversee large scale residential developments in Dublin. The successful candidate will have a strong background in construction management and be able to manage site staff and subcontractors on a day-to-day basis.
The ideal candidate will have excellent communication skills, be commercially minded, and have experience of working with project QS's to manage project finances. They will also have a good understanding of building detail and construction technology.
Key Responsibilities:
* Manage site staff and all sub-contractors on a day-to-day basis to ensure works are progressing as planned.
* Ensure all company health and safety procedures are implemented.
* Establish and monitor the construction programme.
* Check and understand all drawings and specifications. Ensure that any errors/omissions are formally communicated to the design team in a timely manner.
* Review designs and make recommendations on buildability and cost saving for the client while maintaining quality and improving margin.
* Closely liaise with the contracts manager/construction director to ensure business objectives and project strategies are met and exceeded.
* Commercially minded – work with project QS's to manage project finances and work to exceed budget targets.
* Maintain maximum cost effectiveness through efficient use of resources.
* Ensure compliance with drawings, specification, building regulations and good building practise.
* Establish project resource requirements and lead/motivate the project team.
* Ensure compliance with local statutory and regulatory obligations.
* Report to management and provide a written weekly/monthly report regarding progress updates on programme and subcontractors.
Requirements:
* An engineering or construction qualification and 5-7 years' experience in a similar role.
* Team management experience and ability to mentor and develop junior staff.
* Good time management skills and ability to meet agreed deadlines.
* Strong knowledge of building detail and construction technology.
* Excellent written, oral communication and time management skills.
* Strong IT skills with use of Word, Excel, MS Project.
* Procore experience is helpful.
Package: Salary €65K-€85k depending on experience.
