Purpose of the Post
Provide day-to-day leadership and line management to the team, coordinating and overseeing their workloads, providing support to ensure that the team delivers, monitoring issues, and ensuring targets, Key Performance Indicators (KPIs), and quality standards are met for our maintenance services. Liaise with external contractors as appropriate to coordinate delivery of agreed job activity in line with Tar lsteach Housing Maintenance Policy. The organisation operates across the South East and the Midlands.

Purpose of the Post
Provide leadership and management to the maintenance team, overseeing workloads, supporting delivery, monitoring issues, and ensuring standards are met. Liaise with external contractors and ensure compliance with policies and standards.
Objectives
* Work within the overall mission, vision, and policy framework for Tar lsteach Housing.
* Comply with all Health and Safety regulations.
* Evaluate systems or facilities for maintenance or repairs, considering building control and private rented standards.
* Plan work priorities, obtain supplies, and assess skills needed.
* Assist in costing and planning cyclical and planned maintenance for budgets.
* Support technical issues, problem-solving, and project delivery with safety and quality standards.
* Create maintenance schedules, delegate tasks, and conduct site inspections.
* Supervise maintenance workers, perform minor repairs, schedule contractors, and communicate with tenants.
* Respond to emergency maintenance needs and participate in Cold Weather Initiative and Business Continuity Plans.
* Monitor and ensure compliance of communal fire systems.
* Develop maintenance budgets and evaluate external providers, including vendor negotiations.
* Control inventory and coordinate work by outside vendors, ensuring standards and quality.
* Liaise with finance for payments and ensure system adherence.
* Maintain effective communication with tenants and collaborate across departments.
* Perform any other duties assigned by line management.
Essential Skills/Abilities
* Relevant qualification in maintenance and/or construction.
* Minimum 3 years' experience, with at least 1 year in a leadership role.
* Clean driving license and access to a car.
* Knowledge of building systems, safety standards, and regulations.
* Analytical, problem-solving, and prioritization skills.
* Ability to plan maintenance schedules and supervise teams.
* Proficiency in Microsoft Office Suite.
