About the Role
We are seeking an experienced Senior Quantity Surveyor to join our team. This is a senior-level position that requires a high degree of autonomy and expertise in quantity surveying.
The ideal candidate will have a strong background in quantity surveying, with a minimum of 10 years' experience in a similar role. They will be responsible for ensuring compliance with quality management systems, environmental and safety management systems, and other relevant standards.
Main Responsibilities
* Preparation of interim and final accounts for projects in accordance with contract requirements.
* Reconciliation of contract documents versus tender documents received.
* Maintenance of project variation folders, including all variation details, preparation and maintenance of variation logs.
* Monitoring project requirements in terms of variation notifications.
* Preparation of subcontractor and supplier enquiry packages from contract documents.
* Review and reconciliation of bills of quantities versus other design documents.
* Analysis of subcontractor and supplier quotes received for compliance with contract documents.
* Negotiation of subcontract and supplier prices and terms.
* Appointment of project subcontractors, including assembly of all contract documents, schedules of rates, etc.
* Issuing of subcontractor insurances for approval prior to award of contract.
* Issuing of completed eRCT forms to internal accounts prior to subcontractor commencement on site.
* Preparation of internal subcontractor payment certificates.
* Negotiation of subcontractors and suppliers final accounts.
* Monitoring site subcontractor files so that project teams are aware of subcontractor package scope.
* Assistance in preparation of bills of quantities and pricing of bills of quantities where necessary on tenders.
* Filing of all project records in accordance with project filing matrix requirements.
* Liaison and co-ordination with kilcawley project teams where necessary.
* Carrying out site visits and attending project meetings.
* Preparation of reports sections for contractor reports.
* Preparation of internal project cost reports/project trackers.
* Review and monitoring of project commercial plans.
* Advising surveyors/estimators internally of competitive suppliers and subcontractors where they arise.
* Completion and maintenance of relevant project paperwork.
* Issuing of project valuations (KC), PQS recommendations and architects certificates internally for accounts and cash flow purposes.
* Monitoring and tracking of project retentions post completion.
* Liaison with purchasing department in relation to preparation of material procurement schedules, specification compliance and review of requisitions from site.
* Preparation of subcontractor and supplier reports outlining works completed and remaining liabilities for issue to company accountants.
Required Skills and Qualifications
* Professional qualification in quantity surveying/commercial management.
* Minimum of 10 years' experience in a senior quantity surveyor role on construction projects.
* Ability to work on large-scale, high-headcount construction sites & sub-contractors essential.
* Liaison with contracts manager and managing quantity surveyor when dealing with internal stakeholders and client's representatives while on site including attendance at meetings.
* Strong time management skills.
* Excellent verbal and written communication and presentation and IT skills.
* Strong understanding of the construction industry and working on site.
* Ability to use time productively, maximize efficiency and meet challenging work goals.
* Experience working on a variety of building contracts is advantageous, but not essential.
* Excellent negotiation and commercial judgement skills.
