Due to ongoing work and a strong pipeline of work they have an opportunity for a site-based QS in North Dublin/South Meath.
The successful applicant will join an experienced team that invest heavily in the growth and development of their team.
Within this positionyou will be responsible for managing the commercial and contractual aspects of projects from commencement through to final account.
The successful candidate will work closely with the site management team to ensure projects are delivered on time and within budget while maintaining the highest commercial standards Projects: Industrial and commercial Minimum: 37+ years experience in a Quantity Surveying role Experience working on site-based projects Experience in commercial, industrial or mixed-use projects preferred.
Key Responsibilities Commercial & Cost Management Prepare and manage project budgets and cost plans Monitor and control project expenditure against budget Prepare interim valuations and final accounts Assess and process subcontractor applications and payments Manage variations, change control, and cost reporting Prepare monthly cost reports and forecasts Tendering & Pre-Construction Lead the preparation and submission of competitive tenders from initial enquiry through to final adjudication Review and critically assess tender documentation, drawings, specifications, and contract conditions Prepare detailed quantity take-offs, pricing build-ups, and cost plans Manage and coordinate subcontractor and supplier enquiries Analyse, level, and commercially assess subcontractor quotations Lead tender adjudication meetings and present commercial risk assessments to senior management Identify and drive value engineering and cost-saving opportunities at tender stage Assess commercial risks and develop mitigation strategies Contribute to bid strategy, programme considerations, and margin setting Oversee the commercial handover from tender stage to project delivery team Provide pre-construction cost advice to internal development and senior leadership teams Procurement & Subcontract Management Assist in subcontractor procurement and tender evaluation Draft and issue subcontract packages Negotiate subcontract terms and conditions Monitor subcontractor performance and compliance Contract Administration Administer contracts (e.g., RIAI / Public Works Contracts) Ensure compliance with contractual obligations Manage claims, variations, and dispute resolution processes Maintain accurate commercial records and documentation Collaboration & Reporting Work closely with Project Managers and Site Engineers Attend site meetings and contribute to commercial updates Liaise with clients, consultants, and suppliers Provide financial insight to support decision-making Skills: Quantity Surveying cost manager estimator Tender BOQ commercial industrial
