**Job Description:**
We are seeking a highly skilled and experienced Senior Property Manager to lead our team in managing high-profile multi-unit developments across the Galway area. As a key member of our leadership team, you will be responsible for overseeing a portfolio of prestigious residential estates and apartment developments.
### Key Responsibilities:
* Manage a portfolio of premium residential estates and apartment developments with complex facilities management needs.
* Participate in internal operational meetings to align on strategic objectives and priorities.
* Lead and mentor a team of property managers and administrative personnel, fostering a culture of excellence and teamwork.
* Organize regular estate inspections to ensure compliance with regulatory requirements and company standards.
* Liaise with contractors and oversee tendering and procurement processes to achieve best value for our clients.
* Collaborate with our facilities management team to deliver works on schedule and within budget.
* Supervise debt collection procedures in conjunction with credit control and legal departments.
* Manage insurance policies, renewals, and related claims.
* Ensure adherence to Companies Acts and maintain timely CRO filings.
* Guarantee compliance with Multi-Unit Developments (MUD) Act.
* Communicate effectively with clients, owners, and directors, ensuring follow-up and resolution of issues.
* Review and approve contract renewals, service agreements, and letters of engagement.
* Analyze financial performance and authorize payment runs.
* Develop and monitor zero-based and incremental budgets with ongoing financial analysis.
* Liaise with accountants to verify the accuracy of financial statements and reporting.
* Oversee administrative processes related to AGM notifications and documentation.
* Attend Directors and Annual General Meetings as required.
* Prepare agency tenders and manage the transition of estates under management.
### Candidate Requirements:
* PSRA Licence (Category D) is mandatory.
* A minimum of 10 years post-qualification experience in block and estate management.
* Proven ability to manage complex developments and lead teams effectively.
* Strong communication and interpersonal skills.
* Solid understanding of facilities management practices.
* Proficiency in financial oversight, budgeting, and accounting principles.
* Sound knowledge of the Companies Acts and the MUD Act.
* Highly organized with strong initiative and problem-solving abilities.
* Advanced computer literacy.
* Full, clean driving license essential.
