Overview
Lettings Property Manager (PRS) role at Savills Ireland. The Property Manager will be self-motivated, goal-driven, and results-focused, with strong relationship management skills and the ability to communicate effectively at all levels. Success in this role requires significant experience in tenant management, a strong client focus, and the ability to manage expectations effectively. This role involves working with large institutional landlords within the PRS (Private Rented Sector) and will primarily oversee tenant management at one main PRS development, while also supporting other PRS schemes within the wider Savills portfolio.
Key Responsibilities
* Track upcoming property availability.
* Manage the letting of vacant units.
* Oversee checkouts and turnover of vacant properties.
* Prepare detailed inventories, photographs, and condition reports.
* Assist with annual budget preparation and manage expenditure expectations.
* Handle day-to-day tenant and contract management.
* Support other PRS schemes across the Savills portfolio (lettings, inspections, etc.).
* Monitor rental payments and manage arrears in line with RTB regulations.
* Track and process lease renewals and rent reviews in line with RTB regulations.
* Conduct regular property inspections.
* Manage conflict situations professionally and confidently.
* Prepare high-quality written reports in conjunction with your line manager.
* Maintain regular communication with key clients and landlords.
* Keep all management systems up to date and accurate.
* Ensure only approved and compliant contractors are appointed.
* Work as required with the Maintenance Team to support as required.
* Provide regular reporting to landlords (weekly, monthly, or quarterly).
* Ensure compliance with all relevant legislation, including: Residential Tenancies Act 2004 / Data Protection Act.
* Achieve agreed performance targets and KPIs.
Skills, Knowledge and Experience
* Solid understanding of the Residential Tenancies Act 2004.
* Minimum of two years relevant property management experience.
* Familiarity with computerised property management systems (e.g., Yardi) is desirable.
* PRSA Licence – Class C.
* Strong verbal, numerical, and report-writing skills.
* Excellent IT skills, including Microsoft Excel, PowerPoint, and Word.
* Strong communication, organisational, and negotiation skills with excellent attention to detail.
* Team player with a flexible approach to work.
* Good interpersonal and influencing skills.
* Pragmatic approach to problem-solving.
* High ethical standards, demonstrating honesty, integrity, and openness.
* Fluent in spoken and written English.
* Confident in managing client relationships.
