Head of Property - ROI

Main Responsibilities:
* Oversee the entire lifecycle of capital projects, from planning to completion, across new builds, refurbishments, and third-party developments.
* Manage consultants, contractors, and suppliers to deliver high-quality, cost-effective property solutions.
* Ensure compliance with legal and regulatory requirements in property acquisitions, disposals, leasing, and negotiations.
* Develop and implement cyclical and reactive maintenance programs to ensure operational readiness and asset longevity.
* Manage project budgets, ensuring value for money and alignment with organisational priorities.
* Foster strong partnerships with housing associations, developers, and landlords to support new and ongoing projects.
* Provide strategic input on capital strategy, budgets, and long-term property planning to senior leadership.
* Ensure robust governance, policies, and procedures across all property activities.
* Represent property interests in senior forums, providing reports, updates, and strategic input.
Requirements:
* Degree in Engineering, Facilities Management, Construction, or a related discipline.
* Professional qualifications in Chartered Surveyor, Quantity Surveyor, Building Surveyor, Architect, Civil Engineer, Facilities Management, or Project Management.
* Minimum 4 years of experience in management, project management, asset management, or estates management.
* Proven ability to lead and manage staff teams effectively.
Desirable Skills and Experience:
* Experience reviewing and negotiating leases and tenancy agreements.
* Experience managing external agencies or partners.
* Strong communication, negotiation, and stakeholder management skills.
* High level of initiative, creative problem-solving skills, and analytical approach to workload.
