Dublin and reporting to the CEO my client is currently seeking an experienced Head of Property to join their growing team. With a team of six people reporting to you, this is an exciting opportunity where you can join a dynamic, passionate and innovative team to contribute to the development and growth of their business in Ireland.My client offers an inclusive, positive, fun place to work where colleagues become friends and great people and teams are recognised and celebrated.The role is multi-faceted, below are some of the key areas that you will have responsibility for.In order of skills importanceProperty ManagementFacilities ManagementHealth and SafetyConstruction Project ManagementPlanning and executing location improvements – up to and including full store refitsWorking with stakeholders to design, build and open new locations on time and on budgetWorking with all relevant specialists e.g. HVAC, Electrical Engineers, Fire Safety etc. to ensure all works are compliant with all applicable regulations when completedManaging a range of contractors to ensure projects are delivered to the required standard and in a timely manner.Managing budgets across all projects to ensure all projects are delivered to the highest quality and in the most cost effective mannerProperty ManagementLease negotiations – including new leases and lease extensionsLandlord liaison in relation to our store and warehouse networkIdentification of expansion opportunities in IrelandNegotiating property acquisitions and disposalsAsset Management of our current portfolio of owned properties and identifying opportunities to maximise rental revenueCarrying out investment analysis and creation of business plans for presentation to senior leadership in relation to the aboveFacilities ManagementManaging a facilities team who complete both planned preventative maintenance and reactive maintenance requirements as identified by location managersEnsuring all PPM’s are completed to ensure full regulatory compliance at all timesContinually improving and driving efficiencies in facilities maintenanceWorking with loss prevention office to implement improvements across all locations to reduce theftHealth & SafetyWorking with the relevant team members and departments to ensure health and safety requirements are adhered to across all locationsYour ProfileTeam player – You have the ability to build rapport and maintain effective working relationships with suppliers and colleagues at all levels throughout the business.
