AA Euro Group are currently seeking an experienced Commercial Manager to join a well-established main contractor with a strong reputation for delivering large-scale residential developments across the Dublin area. The Commercial Manager will have overall responsibility for the commercial performance of one or more large residential projects, leading commercial teams and working closely with Project Directors and senior site management. The role is strategic, hands‑on, and central to successful project delivery.Key ResponsibilitiesOverall ownership of project commercial performance, from pre‑construction through final accountLead, mentor, and manage Quantity Surveying and commercial teamsDevelop and control project budgets, forecasts, and cash flowOversee subcontract procurement strategies and contract negotiationsManage commercial risk, opportunity, and value engineering initiativesEnsure robust cost reporting and monthly commercial reviewsManage claims, variations, and final account negotiationsWork closely with Project Directors to align commercial and programme objectivesRequirementsDegree‑qualified in Quantity Surveying / Commercial Management or equivalent10+ years experience in commercial roles within the construction industryProven experience working as a Commercial Manager or Senior QS for a main contractorStrong background delivering large-scale residential or mixed‑use developmentsIn‑depth knowledge of standard forms of contract (e.g. RIAI / JCT)Strong leadership, negotiation, and stakeholder management skillsCommercially astute with a proactive, solutions‑focused mindsetWhat`s on OfferHighly competitive salary and comprehensive benefits packageLong‑term pipeline of Dublin-based residential projectsOpportunity to lead commercial delivery on flagship schemesClear progression route to Commercial Director levelSupportive senior management and well‑structured project teams
