Scope of role
The Operations Manager is a customer-focused leader and manages the shift team on site. The Shift team operates 24/7/365 to monitor and respond to all critical facility infrastructure events across the Dublin Campus. The Operations Manager has full responsibility for all operational performance, facility monitoring, and escalation requirements associated with the Data Centres on Campus which fall under the shift teams. The operations manager will also oversee all aspects of building facilities and guarantees the safety and functionality of all soft services across the facilities. Duties include running routine safety inspections, corresponding with contractors, planning maintenance work, maintaining records, and supervising facilities staff.
Key Responsibilities
Develop, mentor and manage the Critical Environment Shift teams on the Dublin Campus.
Drive consistency in how Shift activities are operated and delivered across the Campus.
Ensure Campus coverage is maintained for 24/7 operations as per client’s requirements.
Conduct Post-Incident and Root Cause Analysis reviews and communicate lessons learned to the Campus & CBRE teams.
Be the main point of contact & escalation during significant events or multi-discipline technical escalations occurring on shift 24/7.
Development and management of Emergency operational procedures and Drills associated with shift team response across the Campus.
Conduct & record regular drills as per the KPI requirements. Complete tool box talks & lessons learned as required.
Responsible for the preparation of the shift team data required for all reports and meetings for the Campus, these include Monthly CBRE Contract reviews, MBR’s, QBR’s and any other reports as required.
Audit the Shift team’s efficiency and performance across the Campus. Develop efficiencies and innovations that benefit overall operation & response of the shift teams.
Ensure completion of the teams scheduled PMs/Corrective maintenance or any scheduled works via CMMS in a timely manner to achieve 100% PM compliance.
Review subcontractor statements, risk assessments and MSDS to ensure compliance with site health & safety and operating procedures prior to you or your shift team issuing permit to works.
Assist the Technical team in the shutting down/startups of equipment as per site operational procedures to support all work activities carried out by the technical team or Vendors.
Ensure the shift team log all activities/time on CMMS. Ensure all time/activities and information is recorded on CMMS correctly.
Talent manage all CBRE shift staff on the Campus to ensure an appropriate training plan and career progression is identified.
Manage and develop a professional relationship with client representatives across the Campus to create a positive customer experience.
Oversee the day to day management of the soft services across the campus.
Ensure the efficient and compliant delivery of services on site, cleaning, general maintenance, waste management etc.
Support in the managing of budgets and accounts, projects.
Developing building plans outlining strategies for improving efficiency and reducing costs and forecasting the facility’s future needs.
To deliver a performance level which achieves and beats the KPI’s and SLA’s set down in the FMA and be able to demonstrate compliance of same.
Ensure Data Centre operations, business policies and processes are effectively communicated, implemented and adhered to at all times by all CBRE Shift staff across the Campus.
Ensure both the clients and CBRE’s, Quality, Health, Safety and Environment policies and processes are effectively implemented across all CBRE shift activities.
Ensure appropriate control systems are in place to ensure statutory, policy and contractual commitments are met.
Promote and maintain the core Values of CBRE.
Manage other tasks as directed by your senior management team.

Minimum Qualification / Experience
5+ years’ experience in critical facilities operations or Data Centre preferred
Proven ability to bring individuals & subgroups to one team acting with a consistent approach across 24/7
Experience of managing supervisors and managers (who themselves have people management responsibilities)
Experience of 24/7 Operational Management
Detailed understanding and experience of the electrical and mechanical systems used in a Data Centre environment.
Prior operations management experience including team management, work scheduling, and performance reviews, preference for shift operations.
Strong understanding of CMMS Computerised Maintenance Management Systems and tools.
Experience of managing escalation and emergency issues.
Experience with Project Management principles is important to establish new team however steady state experience in Continuous Improvement towards World Class Operational Performance is key to the success of this role
Accountabilities
Reporting directly to the Contracts Manager
Accountability to the CBRE functional heads, as appropriate.
Maintains close working relationships with key client representatives.
Reporting directly to this position are all members of the Shift team on the Campus and 3rd party cleaning partners
Approx. 4 to 8 Direct reports.

Numerate and computer literate. Intermediate to advanced software skills – MS Office (Excel, PowerPoint, Word), Visio and Microsoft Project.
