Project Manager / Project Director, Residential ConstructionLocation: Cobh, CorkRole Type: Contract / Interim Management / Potential Longer-Term RoleSector: Residential ConstructionRole OverviewOur client is seeking an experienced Project Manager / Project Director to take a senior leadership role within a residential construction company delivering multiple housing projects in the Cobh area.This is a key management position requiring someone who can step into the business and provide structure, leadership, decision-making, and project delivery oversight. The company requires support from someone who can lead the construction team, manage site progress, coordinate trades, deal with suppliers and subcontractors, and ensure the residential builds are delivered safely, efficiently, and to a high standard.This role may suit an experienced construction professional who has previously operated at Contracts Manager, Project Manager, Project Director, Construction Manager, or Senior Site Management level.Key ResponsibilitiesTake ownership of the delivery and management of residential construction projects.Lead and coordinate site teams, subcontractors, suppliers, and key project stakeholders.Provide senior management support to the business while the company director is unavailable.Manage project progress, programme, quality, safety, resources, and commercial priorities.Ensure residential units are delivered in line with agreed timelines and standards.Coordinate daily and weekly site activities across multiple work fronts.Liaise with subcontractors across civils, groundworks, blockwork, roofing, windows, insulation, plumbing, heating, electrical, finishes, and external works.Identify risks, delays, labour issues, supply chain problems, and programme constraints.Work closely with the project planner to ensure the construction schedule is realistic and actively managed.Support procurement planning, material call-offs, trade sequencing, and site logistics.Ensure strong communication with the client, company stakeholders, subcontractors, and site teams.Bring structure, accountability, and leadership to the overall project delivery process.RequirementsStrong residential construction experience.Previous experience managing housing developments or multiple residential units.Ability to lead projects from a senior management perspective.Strong knowledge of construction sequencing, trades, subcontractor management, and site delivery.Excellent communication and leadership skills.Ability to step into a business-critical role and provide immediate direction.Strong commercial, programme, and delivery awareness.Experience dealing with subcontractors, suppliers, site teams, and clients.Ability to work on‑site in Cobh, Cork.
