Description
Data Centre Development Management throughout EMEA for the world's leading Cloud Services Provider, Amazon Web Services (AWS), is led by the Real Estate Development Management team from the AWS EMEA HQ in Dublin. The Senior Real Estate Development Manager (REDM) within AWS will assume accountable ownership of the Real Estate Development process from exchange of contracts on Development Agreements and/or Acquisition Agreements until completion of development works and handoff to AWS stakeholders. You will collaborate closely with AWS experts across disciplines, supporting the process from sourcing and acquisition of real estate through all development phases to completion and operational handoff.
Key job responsibilities
1. Review planning, density, and massing potential of each acquisition, considering scheme options to identify the most commercially advantageous development scheme.
2. Evaluate proposed master plans, design, specifications, and environmental standards, incorporating enhancements into the design brief.
3. Ensure appropriate legal, warranty, and insurance structures are considered and in place to support financing, funding, and disposition requirements.
4. Prepare Development Business Plans.
5. Engage fully in all work streams and determine key matters.
6. Handle requests/proposals for change, rejecting, escalating, or promoting approvals as necessary.
7. Prepare Monthly Development Reports (MDRs), emphasizing cost, schedule, and mitigation strategies.
8. Produce a Final Development Report (FDR) with Lessons Learned, scheduled and circulated for ongoing development insights.
9. Develop partnerships with developers, public bodies, and permitting authorities.
10. Understand and address technical requirements of internal stakeholder teams.
11. Manage multiple complex data centre developments simultaneously.
Basic Qualifications
* Third-level degree/diploma in a relevant field and/or membership in a relevant professional body.
* Senior-level experience managing multi-disciplinary property development teams, including project managers, architects, solicitors, planners, QS, engineers, property and environmental consultants.
* Fluency in English.
* Strong verbal and written communication skills.
* Ability to work effectively across internal and external organizations.
* Minimum 5 years of experience in Real Estate Development Management in a complex real estate sector.
* Proven success in delivering large-scale real estate developments.
Preferred Qualifications
* Experience in Data Centre Design, Construction, and/or Project Management.
* Knowledge of the Data Center industry.
* Experience negotiating agreements with statutory authorities for zoning, permitting, and delivery of real estate projects.
* Understanding of alternative real estate transaction approaches, structures, and best practices, including site selection.
