Purpose of the Post
Provide day‑to‑day leadership and line management to the team, coordinate and oversee workloads, ensure support and delivery, monitor issues, and achieve targets, Key Performance Indicators and quality standards for maintenance services. Liaise with external contractors to coordinate agreed job activity in line with Tar lsteach Housing Maintenance Policy across the South East and the Midlands.

Responsibilities
Work within the overall mission, vision and policy framework for Tar lsteach Housing.
Comply with all health and safety areas as defined under our statement.
Evaluate systems or facilities to determine maintenance or repairs that need to be performed following reviews of properties.
Adhere to building control and private rented standards.
Plan work priorities, obtain necessary supplies, and assess skills needed to complete tasks with the maintenance team and/or contractors.
Effectively cost and plan cyclical and planned maintenance to assist with creating annual budgets.
Assist the team with technical issues, problem solving and project delivery, maintaining high safety and quality standards.
Create maintenance schedules, prioritise tasks, and delegate to team members.
Conduct site inspections, identify extra maintenance work, and secure senior management approval for additional costs.
Supervise maintenance workers and enforce safe work practices.
Perform minor on‑site repairs.
Schedule contractors for major repairs as required.
Discuss maintenance concerns and communicate them to the organisation and maintenance workers.
Respond to on‑call and emergency maintenance needs.
Participate in the Cold Weather Initiative and Business Continuity Plans to keep services operational at all times.
Monitor and ensure compliance for all communal fire systems, including maintenance and upkeep.
Develop maintenance budgets and recommend to senior management.
Assess new external maintenance providers in line with procurement policy and negotiate vendor contracts.
Control and monitor inventory.
Coordinate work performed by outside vendors, maintaining standards and quality.
Liaise with the finance department on authorisation of payments.
Ensure essential information is available and systems are adhered to in our financial and housing management systems.
Communicate effectively with tenants.
Partner with all areas of the organisation: Housing support, Housing Management and Finance.
Perform any duty assigned by line management.
Qualifications
A degree or other relevant qualification in maintenance and/or construction.
3 years experience, a minimum of 1 year in a leadership role.
A full clean driving licence and access to a car.
Extensive knowledge of building systems such as plumbing, electrical and general maintenance (incl. Building Control, Fire Safety and PRA Standards).
Excellent analytical and problem‑solving skills.
Ability to prioritise tasks and delegate when appropriate.
Ability to identify issues and determine required repairs.
Ability to plan maintenance schedules inline with company standards.
Strong supervisory and leadership skills.
Proficient with Microsoft Office Suite or related software for reports, logs and inventory.
