They currently manage an extensive portfolio of 3,500 units across Dublin, with further growth planned for other jurisdictions.
The role will involve Block Management within the PRS Lettings & Management division, overseeing all common-area related services across a diverse portfolio of developments in south Dublin, owned by large commercial landlords and investment funds.

The Portfolio The portfolio consists of high-end new-build developments featuring extensive amenity spacesgyms, games rooms, tenant lounges, roof terraces, bookable spaces, and on-site staff.
These features introduce a hospitality-style management approach, creating highly desirable living environments with waiting lists.
All schemes are owned by large institutional landlords; the investor controls the board, with no individual resident owners.
These are prime, centrally located assets with a strong middle-to-upper-market resident basesimply excellent schemes to manage.

General Responsibilities Strong budget understanding, financial management, and oversight of planned preventative and reactive maintenance for both soft and hard services, including M&E plant, building fabric, and improvement projects.
Responsibilities also include administration, tendering, contract negotiation, security, H&S, energy management, ESG initiatives, and landscape management.
Support will be provided by the PRS Common Area Management Team.
Direct management of a portfolio of residential Multi-Unit Developments, including OMC service SLAs, site standards, and client reporting.
Management of all on-site staff and third-party service providers.
Development of client asset registers and sinking fund tracking.
Oversight of the portfolios OMC co-secretarial duties and corporate calendar (AGMs, etc.).
Driving CRM and OMC communication programmes, including online circulations, property and finance portals, and contact-centre coordination.
Ensuring best practices, policies, procedures, statutory compliance, and continuous improvement.
Full management of the service charge budget programmeannual preparation, review, approval, performance control, variance tracking, cash management, receivables, payables, payroll, and annual audit (with Finance Department).
Supplier and contractor management.
Portfolio insurance renewal and claims handling.
Site standards inspections, including H&S compliance.
PPM programmes for fire safety, health & safety, and statutory maintenance.
Oversight of reactive repairs, ensuring efficient and effective service delivery.
Management of sinking-fund capital projects and improvements.
Reporting on KPIs.
CRM programmes including client satisfaction surveys, client events, and the CSR initiative Sustainable Buildings, Better Living.
Management of client/contract retentions, renewals, and agreements in line with PSRA requirements.
