Senior Surveyor - Commercial Property Management

Our client is seeking an experienced and motivated Senior Property Manager to join an expanding team. The chosen candidate will oversee a diverse, nationwide property portfolio on behalf of corporate, institutional, and not-for-profit clients. This key leadership role involves delivering high-quality property management services, ensuring compliance with lease terms and regulations, and maintaining excellent client relationships. You will manage day-to-day operations, lead a support team, and coordinate projects across the portfolio. Key Responsibilities
* Carry out building inspections and produce comprehensive technical reports.
* Manage the day-to-day operations, maintenance, and upkeep of commercial and/or residential properties.
* Provide expert guidance on landlord and tenant matters, including lease compliance, dilapidations, and repairing obligations.
* Develop and assess maintenance strategies, schedules of condition, and refurbishment specifications.
* Oversee procurement processes, appoint and manage external contractors, and supervise on-site works.
* Advise on service charge budgets and expenditure, ensuring alignment with lease terms and delivering value for money.
* Support the development and implementation of long-term asset management plans and capital investment strategies.
* Ensure adherence to all relevant professional standards, legal requirements, and regulatory obligations.
* Maintain effective communication with clients, tenants, legal representatives, managing agents, and other key stakeholders.
Key Requirements
* A degree in Building Surveying, Property Management, or a closely related field.
* Chartered (MRICS) status or working towards accreditation is an advantage but not essential.
* Minimum of 5 years' experience in property management.
* Solid understanding of commercial lease structures, service charge processes, and relevant property legislation.
* Demonstrated experience in managing property portfolios and advising on service charge budgets.
* Strong written and verbal communication skills, with the ability to produce clear, professional reports.
* Confident using Microsoft Office; familiarity with property management software is a plus.
* Exposure to both commercial and residential property sectors is desirable.
* Self-motivated and organised, with the ability to manage multiple tasks and meet deadlines.
