Junior Property Manager
As a Junior Property Manager, the candidate will play a key role in supporting the Property Management team by managing maintenance requests, running arrears reports, and ensuring compliance with Irish property regulations.
The role involves liaising with landlords, tenants, and service providers to maintain high standards and maximise rental yields.

* Excellent communication, negotiation, and organisational skills.
* Ability to work independently and manage multiple properties effectively.
* Proficiency in property management software.
* A PSRA licence (or be working towards obtaining one), which is essential.
The Junior Property Manager will be a self-motivated, results-oriented professional responsible for assisting in the management of a diverse portfolio of residential properties, including both PRS and Cost-Rental. This role includes site management, financial oversight, emergency response coordination, and letting services.
The successful candidate will excel at tenant management, conflict resolution, and effective communication with stakeholders—including large institutional landlords in the PRS market and the Board of Directors.
Key Duties of the Employee (including but not limited to):
* Manage the maintenance work order dashboard (MaintenanceIQ) to ensure all maintenance items are triaged, responded to, and actioned appropriately.
* Ensure regular communication with residents, contractors, and other key stakeholders (including colleagues) regarding ongoing maintenance items to support cohesive service delivery.
* Monitor performance statistics on MaintenanceIQ to ensure tickets are responded to within targeted timeframes and extract reports to analyse maintenance trends.
* Resolve day-to-day reactive property maintenance issues and assist with planned preventative maintenance programmes.
* Assist residents with lease administration queries—particularly changes of occupant, assignments, and notices—while ensuring the property database (Yardi) is updated accordingly.
* Use the CRM system to monitor and track upcoming available units and maintain accuracy and integrity in all data input.
* Assist with the checkout and turnover of vacant properties in conjunction with my client's Services team.
* Obtain and share condition reports produced by my client's Services team and process deposit returns, including any relevant deductions.
* Carry out property inspections (as required under my client's contractual obligations), typically on a bi-annual basis.
* Manage day-to-day tenant queries by overseeing the centralised inbox and actioning or escalating queries appropriately.
* Assist the team with invoice approvals for the monthly supplier pay-run.
* Operate in a courteous and professional manner while assisting residents.
* Track rental payments, monitor arrears, and issue arrears notices in accordance with RTB regulations.
* Track lease renewals and rent reviews and issue relevant correspondence in accordance with RTB regulations.
* Maintain strong working relationships with key stakeholders, including preferred suppliers, business partners, and internal and external clients.
* Adhere to internal processes for vendor onboarding, invoice processing, and information sharing.
* Assist the team with weekly, monthly, and quarterly reporting by using system software to track arrears and maintenance KPIs.
* Ensure compliance with the Residential Tenancies Act 2004, Health & Safety Legislation, Fire Services Act 1981, Occupiers Liability Act 1995, Waste Management and Litter Pollution Acts, and Data Protection Act.
