Role Purpose

As part of our continued growth and planned UK expansion, we are seeking an experienced Head of Project Delivery to lead, evolve, and scale our project delivery function across Ireland and the UK.
The Head of Project Delivery holds full accountability for the successful delivery of all projects across the business, ensuring exceptional standards of quality, safety, client experience, and commercial performance.

Reporting directly to the CEO in Ireland, this role will provide strategic leadership and hands-on operational oversight of Project Managers, CAD Technicians, and Site Surveyors. You will own delivery outcomes end-to-end; from early planning and capacity forecasting through to execution, financial close-out, and post-project review.

A key element of the role will be supporting the UK Managing Director in establishing a standalone UK Project Delivery function. This includes designing delivery frameworks, recruiting and developing the initial team, and embedding consistent ways of working aligned with a premium brand. Longer-term ownership of UK operations will evolve as the market matures.

Key Responsibilities

1. Project Delivery Leadership & Operational Excellence

* Own and lead the delivery of all projects across Ireland and the UK, ensuring they are delivered safely, on time, within budget, and to exacting quality standards.
* Lead and develop multidisciplinary teams including On-Site Project Managers, CAD Technicians, and Site Surveyors.
* Establish clear accountability for project performance, outcomes, and decision-making at all levels.
* Oversee planning and execution across multiple concurrent, high-value projects, balancing craftsmanship with programme and cost discipline.
* Build a strong delivery culture centred on ownership, collaboration, professionalism, and continuous improvement.

2. UK Market Setup & Expansion Support

* Partner with the UK Managing Director to design and establish the UK Project Delivery function.
* Define delivery frameworks, governance, and reporting suitable for a standalone UK operation.
* Support recruitment, onboarding, and development of the initial UK Project Management team.
* Ensure alignment between Ireland and UK delivery standards while enabling local autonomy as the business scales.

3. Commercial & Financial Ownership

* Take full ownership of project financial performance, including forecasting, margin management, cost control, and cash flow visibility.
* Implement and maintain robust, data-driven reporting on project performance, risks, and variances.
* Work closely with Finance to ensure accurate project accounting and timely financial insights.
* Lead post-project financial and operational reviews to inform pricing, estimating accuracy, and future delivery improvements.

4. Lean, Quality & Continuous Improvement

* Embed lean methodologies and best-practice delivery processes across all project workflows.
* Drive continuous improvement in efficiency, quality, and consistency without compromising craftsmanship or client experience.
* Standardise key project processes to support scalability and repeatability as the business grows.
* Define and monitor KPIs to track delivery performance, margin, productivity, and client satisfaction.

5. Cross-Functional & Supply Chain Collaboration

* Work closely with Production to ensure alignment between design, manufacturing, and site delivery.
* Partner with Sales to understand the forward pipeline and support accurate forecasting and capacity planning.
* Collaborate with Procurement and key suppliers to ensure quality, lead times, and cost expectations are met.
* Liaise with HR on workforce planning, performance management, and capability development.

6. Capacity Planning & Resource Management

* Maintain clear forward visibility of workload, capacity, and resource requirements across all projects.
* Anticipate risks and bottlenecks and proactively adjust plans to protect delivery outcomes.
* Develop and implement a structured capacity planning model linked to sales pipeline and growth targets.

7. People Leadership & Capability Building

* Lead, mentor, and develop a high-performing project delivery team.
* Create clear role expectations, performance metrics, and development pathways for delivery staff.
* Establish training frameworks to build technical, commercial, and leadership capability.
* Support succession planning to ensure long-term resilience of the delivery function.

8. Governance, Risk & Client Experience

* Ensure appropriate governance, risk management, and compliance standards are maintained across all projects and sites.
* Lead regular project and operational review forums with senior leadership.
* Act as a senior escalation point for complex delivery or client issues, ensuring timely and professional resolution.
* Champion a premium client experience aligned with the Timeless brand.

Key Measures of Success

* Projects consistently delivered safely, on time, within budget, and to specification.
* Improved project margins, forecasting accuracy, and operational efficiency.
* Clear visibility of pipeline, capacity, and delivery risk.
* Successful establishment of a capable, standalone UK Project Delivery function.
* High levels of team engagement, accountability, and retention.
* Strong client satisfaction and repeat business.

Experience & Attributes

* Proven senior leadership experience in premium construction, heritage restoration, joinery, or specialist manufacturing environments.
* Demonstrable success managing complex, multi-site projects with strong commercial outcomes.
* Strong understanding of craftsmanship-led delivery balanced with modern project controls.
* Commercially astute with deep experience in financial and margin management.
* Experienced in lean methodologies and continuous improvement.
* Confident, credible leader with the ability to influence at executive, client, and site level.
* Willingness to travel regularly across Ireland and to the UK during the expansion phase.
