About the Role
We are seeking an experienced, commercially minded Centre Manager to lead the day-to-day operation and long-term success of Millfield Shopping Centre, Balbriggan. You will be responsible for delivering strong commercial performance, an excellent customer experience, and a safe, vibrant environment for retailers, customers and the wider community.
This is a high-profile leadership role suited to a proactive and confident professional who thrives in a fast-paced retail environment and who can balance operational excellence with strategic thinking.
The role is full-time (40 hours per week, Monday to Friday). Flexibility is essential, as the position may require work outside core hours, including occasional weekends and public holidays.
Key Responsibilities
1. Commercial Leadership & Centre Performance
* Lead, manage and promote the Centre to the highest professional and commercial standards.
* Maximise net income and long-term value for the Centre's Owners.
* Maintain strong market awareness, understanding tenant demand, retail trends and local competition.
* Proactively identify opportunities to enhance performance, footfall and income and drive initiatives through to completion.
* Stay informed of local and regional development strategies to ensure the Centre remains competitive and well positioned for future growth.
2. Retailer & Tenant Engagement
* Build strong, trusted relationships with all retailers and act as their primary point of contact.
* Regularly meet with tenants to understand performance, challenges and opportunities.
* Implement structured and informal processes to monitor trading performance.
* Ensure all tenants comply with lease obligations and Centre rules and regulations.
* Maintain accurate and professional records of tenant communication using the Centre Management system.
* Support tenants in relation to facilities management systems and statutory compliance.
3. Marketing, Footfall & Commercialisation
* Work closely with the Property Managing Agents, Asset Managers and Owners to develop and deliver effective marketing strategies.
* Manage the annual marketing budget and ensure strong return on investment.
* Monitor, analyse and report on footfall and overall Centre performance.
* Identify initiatives to increase footfall, dwell time and customer engagement.
* Maximise commercial income through appropriate mall commercialisation, ensuring alignment with the Centre brand and tenant expectations.
4. Customer Experience & Community Presence
* Champion exceptional customer service standards across the Centre.
* Ensure customer comfort, safety and amenities consistently meet agreed benchmarks.
* Manage customer complaints, enquiries and incidents professionally, ensuring prompt escalation where required.
* Actively represent the Centre within the local community, building positive relationships with local businesses, schools, councils and public bodies.
5. Financial Management & Cost Control
* Maintain strong financial discipline and tight control of operating costs.
* Prepare and manage the Centre's annual income and expenditure budget in line with the service charge year (January–December).
* Support the Property Managing Agents in forecasting and budget preparation.
* Review and approve invoices against agreed budgets and process them through the Property Manager's systems.
6. Stakeholder Management & Reporting
* Maintain clear, regular communication with the Property Managing Agents, Asset Managers and Owners.
* Prepare and contribute to management and performance reports.
* Attend and actively participate in management and stakeholder meetings.
7. People, Suppliers & Contractors
* Foster positive, professional relationships with all onsite staff, suppliers and contractors.
* Hold regular performance and review meetings with service providers.
* Manage contractor access and ensure full compliance with Centre procedures, insurance and permit-to-work requirements.
* Ensure all contractors complete site inductions and provide appropriate RAMS.
* Coordinate tenant fit-outs, overseeing works through to completion and final sign-off prior to opening.
8. Health, Safety & Compliance
* Take overall responsibility for health, safety and statutory compliance across the Centre.
* Ensure compliance with all relevant Irish legislation and industry best practice.
* Manage fire safety, emergency procedures and health & safety systems.
* Conduct regular inspections, identify risks and ensure timely corrective action.
* Liaise with specialist advisors and public authorities as required.
9. Building, Asset & Maintenance Management
* Maintain safety files, O&M manuals and statutory records.
* Monitor warranties and compliance obligations.
* Contribute to and oversee Planned Preventative Maintenance (PPM) programmes.
* Keep stakeholders informed of major works, capital expenditure and asset-related risks.
10. Sustainability & Energy Management
* Drive initiatives to reduce energy consumption and improve operational efficiency.
* Monitor energy usage via BMS, metering and energy management platforms.
* Promote a strong sustainability culture among tenants, staff and contractors.
11. Data Protection & Administration
* Ensure all data and correspondence are managed in compliance with GDPR and Company policies.
Minimum Requirements and Level of Experience
* 5+ years management experience in a shopping centre, retail or mixed-use environment. Centre Manager experience desirable but not essential.
